Oh lord, I was searching for some photos and found this guy's blog. That's the sort of development that's OK on it's own but is terrible when whole towns get built like that (which they will, because that's probably the most profit you can make while still obeying the zoning rules) >70% impermeable surfaces in a standalone residential area boggles my mind a bit but I guess you can get away with that when it never rains. The problem that I found with this is one of three things happens, 1. the issue is low-technical enough that you can spot the issue, like a wall is in the wrong place or a doorway is too short, 2. the issue is just technical enough that they can bullshit you, 3. it looks fine to you but isn't (e.g. plastering)

My sister lives in Raleigh, and there's a small district of historic houses that are pre-1900. The edges of that neighborhood got kinda eaten away by "urban blight" when the white flight happened in the 60s, but now it's back to super-expensive. If you are spending $$$$ I think you can avoid fuckery without having to supervise everything yourself. You probably just have to start with a good architect who can put you in touch with the people who are gonna build it right. There are still builders and contractors who are interested in craft, and will happily do the right thing if it means getting to work more time on a single job that's not rush and minimum price. They're just hard to find because that's not what the market is asking for.
