yeah the drying is pretty meh but I don't care about that much. The main things for me are the nightlight (incredibly convenient) and heated water and seat.

Thanks again for all of the great tile links!

Went to a bunch of garage sales yesterday—it was our neighborhood sale day—and found some people who were ripping out all of the original Tudor fixtures in their house, which looked a lot like ours on the outside. Bought this sweet, but banged up ceiling fixture for a great price (sorry for the massive picture—I can’t resize anything, I guess):

My husband hates me, but I like it. They also had a whole bunch of tile they’d chipped off of their fireplace. Was going to grab those, too, if just to use as a reference, but some crazy lady swept in while I hesitated.

Never hesitate on tiles like that! Reproduction ones can be pretty pricy and originals even more so. If they were damaged then that sucks, I hate it when I see/find original tilework from period homes that has been damaged beyond salvaging by being covered up or removed lazily. My parents uncovered an original tile hearth in their house that had sadly been covered up with concrete of some kind and wasn't salvageable, which sucks cause they were lovely tiles.

try something in between, I have a "medium oak" and I really like it. I would really kill the paneling if you can though. After you decide on the flooring, then you want to decide on wall paint color, and rugs if you don't have one for the space already.

How wide are those sofas, and what is the distance between the two? The area really demands a pretty big rug and probably a larger coffee table. Or are you not keeping those sofas and putting in something else?

Seconding a more medium, warm tone for the wood floor. Red oak or pumpkin pine. You want it to be slightly darker than the walls so it doesn't become the focus of the room.
Don't you dare remove or paint that paneling :nono: I personally like the greenish tone because it compliments the orange-red of the wood, but any gray with a hint of color (not greige) would work.

Sorry, I should have clarified that the furniture and artwork is all going away. We'll buy new stuff down the road.

Removing that paneling would open a big can of worms because it also extends down the hallway to the front door and would mean new moulding for those sections of the wall and I'd rather have a dated accent wall than mismatched trim.

I like the panelling. Lots of people like wood. It makes sense to keep it if you like it because there is no telling what will be on trend when you sell.

There was a time when everyone was covering their hardwood floors with wall to wall carpet. Fashions change.

You guys keep calling that floor wood, so I want to butt in. Just making sure I understand when people are asking him to do medium oak or whatever, do they mean medium oak look laminate or engineered wood?

I have cherry engineered wood, it looks cool but damages super easily, maybe laminate would have been a better choice by the previous owner.

Any reason why you're not going full hardwood, cost/durability maybe?

Assuming the cost isn’t the major barrier, I’d argue that between the dog and toddlers the laminate is more likely to be damaged in a way that needs replacement within the decade as opposed to hardwood, which can be refinished if it gets too scratched up. (And imo scratched up wood floors look better than scratched up laminate)

I'm glad I have laminate due to my dog. it's got some water protection which is really nice. I can't have hardwood here anyway due to concrete subfloor (I didn't know about engineered at the time). no issues with scratching and it's pretty thick (12 mm) which is nice.
