There is probably a lot of free text available on the internet to make a training set for ChatGPT. But, the art generators probably have to be stealing most of their training sets.

Commercial real estate is in deep, deep trouble and if a 10% default rate pushes that many banks over the edge then things are probably pretty hosed. I don't think commercial real estate is going to pull out of its nosedive... ever.
