Well, let's say I follow some bars or restaurants. They tweet me when they're having special events I might be interested in attending, or if they have promotions on. They get their message out, I learn about something I'm interested in. Same with local shops that might have sales at some point, or get something special or noteworthy in stock. These are mutually beneficial forms of advertising, not some kind of scam or bullshit. Simplicity and authenticity is key. Likewise, I have a local liquor store that emails me from time to time with things I might be interested in -- most lately some rare Spanish wine I've been coveting. Without them taking the time to tell me, I probably wouldn't have made a large purchase. As it is, I got my wine and they got their money.

Twitter, Facebook, LinkedIn, email, and everything else are only means, not ends. They can be used properly, or abused.

The problem with trying to market yourself as a "social media expert" is that it's essentially like trying to market yourself as a "phone expert" or an "e-mail expert." If businesses want to hire someone instead of taking care of it themselves, that's valid, but there's no magic voodoo you can do to make social media increase your business. It requires constant attention, as would having a phone on your desk. You can't just have the phone sit there and expect it to do anything on its own. You can't install a $5000 phone system and expect it, in and of itself, to do anything better than a $20 phone you can pick up at Staples. It's all in the use of these tools.

I hate having that discussion with clients, too. "We need a Facebook and a Twitter!" "Well, why? What do you plan on doing with that? Who's going to care, and what information are you going to put up there?" "Uh, well, we don't know who's going to be interested, and we can't post anything because we're trying to be secretive until launch..."

No, then you don't, in fact, need a Facebook and a Twitter. You need a brain.

Vancouver is nearly unaffordable at any income outside of the top 10%. What is especially remarkable is how quickly it has changed. My uncle bought his house in Coquitlam around 20 years ago for around $300,000 and is currently selling it for $1,300,000 and there is an "aggressive" bidding war for it. It's hosed up.

Did he buy it outright for $300,000 or did he get a $250,000 mortgage at 1995 prime interest rates at the time around %9.75?

A $250,000 mortgage at 9.75% will cost you $408,000 in interest over 25 years. A $1,100,000 mortage at 2.5% will only cost you $378,000. Of course there's no guarantee it will stay at 2.5%. It's great that interest rates went way down for your uncle bringing up house prices but there were probably negative nancies like us back then too saying you've got to be loving crazy to borrow hundreds of thousands of dollars at 10% interest a year.

Poof, there goes another ~500 jobs in Western Canada.

Vancouver-based Finning to cut global workforce by eight per cent, close 11 locations in Canada

VANCOUVER - Finning International, the world's largest Caterpillar heavy equipment dealer, announced Thursday it will lay off 1,100 people in several countries in a sign that the Vancouver-based company is feeling the repercussions of the decline in commodity prices.

The job cuts, representing eight per cent of its total workforce, will include 440 people in Western Canada, 550 in South America and a smaller number in Europe where Finning has operations in the United Kingdom and Ireland.

Combined with previous downsizing efforts, Finning is on track to cut its global staff by 1,900 in 2015, including 1,100 in Canada.

Finning also said Thursday that 11 locations in Western Canada will close, on top of 16 shutdowns that were previously announced as the company restructures how it operates.

"Our customer's needs are changing, our business model is changing, the bricks and mortar footprint that we have was built for 20 years ago is in my personal view less relevant going forward," company chief executive Scott Thomson said in a conference call with analysts.

"If there's ways to get parts to customers without bricks and mortar, without that fixed investment, we should be doing it."

Thomson said the change in business strategy will help the company better position itself for when demand strengthens.

"I would view this less as a cost-cutting effort and more as a transformation," said Thomson. "It was accelerated by the environment we're in, but I think it's the right approach moving forward."

Finning sells heavy equipment used in the mining and energy sectors, which have been hit hard by a sustained drop in commodity prices.

In its latest results released Thursday, the company said new-equipment sales dropped by 27 per cent between its second quarter and third quarter ended Sept. 30.

The third-quarter financial report also showed that revenue was down 10 per cent from a year earlier to $1.5 billion from $1.67 billion. Net income fell 42 per cent to $33 million from $57 million. But free cash flow, which is what's left after providing for servicing debt, increased 28 per cent to $140 million from $109 million.

Hope there's still some EI left over for me if my industry goes tits up.

In Toronto you are looking at 3 months at a minimum just by waiting out to the maximum period, before attempting to postpone hearings. During the time the tenant will likely not be paying any further rent.

The time without a shower is spent questioning your lack of equity. Also a lot of landlords are dumb and know as little about the law as tenants, so just offering to hire repairmen yourself and deducting the cost from rent (as if you are doing them a favour) can get a lazy landlord off their rear end if it means saving a few bucks.

It is doing them a favour, though? They're responsible for the repair one way or the other, and unless they're capable of effecting the repair themselves, they're just going to hire a dude the same as you would. If they have someone that they use regularly and get a discount, presumably they would make that information known to their tenant so they don't have to be bothered every time something fucks up.

We're talking about a bad fictional landlord, assume that none of that information is available. And you're not doing them a favour, you float the idea as if you are, instead of being antagonistic and framing it as 'I'm paying this plumber and NOT MY RENT!' The implied threat being I, as a dummy tenant would just hire the first guy I see in the yellowpages, and not his wink and a handshake shady brother-in-law or whoever he will get to do the fix as cheaply as possible. A $50 fix from that guy may end up being a large chunk of my rent if I hired a legitimate contractor instead. You're just scaring them with that but in a nice 'see, I'm trying to help, aren't I nice??' way.

I have never actually had to hire anybody, but i have suggested this idea years ago to a landlord in college, and recently to the guy I rent from now. Both times it went from "I can get a guy there in a few days" to "I have a few hours tonight I'll stop by and see what's wrong. My guy will be there tomorrow."

Sure, but in BC at least, if you contact them and they don't do it in a reasonable amount of time you can get the repairs done yourself if it's something like plumbing, heat, leaky roof, etc etc. Then you present them with the bill, if they don't pay in a reasonable amount of time then you can deduct it from your rent. It seems like a reasonable way to go. I have no idea about other provinces.

Yes, from a corporate landlord who ensured that all deficiencies were fixed incredibly promptly, because they had their own maintenance staff. I'm saying that if you were renting from a private landlord and if they were either being obstinate or you couldn't reach them, it would be reasonable to get the work done yourself provided it can't wait (access to a shower is pretty much #2 on the list of things I need to live, right after access to a toilet).

My friend who acts as an amateur landlord would certainly appreciate his tenants taking care of poo poo themselves, and then withholding the cost (provided it's reasonable) from the rent. They've done this before and there's been no problem; it's one less thing he has to look after.
