Well that depends. If you are a landlord that owns a significant number of properties in one area and owes little or nothing on them, sadly more common than you'd imagine, then "for so long" may be measured in decades. A vacant property with a nominally large rent is better than a rented property at a discount because this would drag down rents in the rest of your portfolio.

Personally I would benefit immensely from a housing crash because I've no dependents, my parents own property I can fall back on if I cant find a place to rent, and I have enough liquid capital that I could potentially make a lot of money in the ensuing chaos. My job couldn't give the first gently caress about the Australian economy, the whole country could slip under the sea and It would make almost no difference (and don't get me started on how much I would LOVE a collapse in the value of the Aussie dollar).

However a major recession would devastate most of my friends. I know a lot of people that bought at relatively high prices way out of the city, or that have huge debts that they need their jobs to service, or who work in sectors that benefit from the boom (mostly construction). Yes, it would be nice for me to be king dick for a change considering I spent most of my twenties poor as gently caress, but this wont hurt boomers and property investors nearly as much as one would think because for the most part they have enough capital to shrug off the damage. It will hurt ordinary people in their 40s and down, because they have had to engage with this over-leveraged economy just to live a good normal life.

To me, these calls for a recession now are basically a big ol' dose of accelerationism and anyone that is actively wishing for a forest fire to pass through their community hasn't thought about it properly.

quote:

The NT Government controversially awarded free land to a major Darwin developer without knowing the full value of the property and without a final cost-benefit analysis for taxpayers, a report by the Auditor-General has revealed.
Northern Territory Auditor-General Julie Crisp found serious issues with the awarding of the 168-hectare former Berrimah Farm site to Halikos Group in 2015 under the Country Liberal Party, including that the valuation of the land was rushed, no cost-benefit analysis existed and financial and reputational risks were not adequately mitigated.
Ms Crisp also flagged concerns the scope of the development, dubbed Northcrest, had changed significantly behind closed doors from what was initially offered for public expressions of interest.
Halikos Group were ultimately awarded the land for free, despite another developer offering $30 million for the site.
The $300 million development, which will see 2,000 homes, a retail precinct and commercial office space, is estimated to be worth $1 billion when completed.

The original project offered $4 million towards the estimated $28 million in headworks on the site to the winning bidder, but changes were made to the proposal after Halikos was selected as the preferred tenderer by government, the audit report shows.
That included a $4.9 million buy-back of a section of land, as well as a government lease of office space on the site.
The report also shows a $2.9 million public bus depot that was to be built by the developer was dropped from the project, as well as other smaller requirements.
Is a buy-back what it sounds like? Why would you give land away only to buy it again?

I think if the LNP sees an opportunity (like a crisis of some sort) they may just seize it. I recall the possible timings for elections over the next year may push the LNP to go early, but I forgot the exact rationale - the next NSW and VIC elections and the impacts on $$$? VIC is in November and NSW in March I think, and they have to do a Federal one between August and May. So either they call it right after two major state elections have sucked up lots of $$$ or do it before November.

I think the LNP always blithering on about red tape just clicked for me. They want to get rid of regulations so it's easier to skim money for themselves and their friends, right? It's essentially about removing oversight for massive corruption.

I bet no one goes to prison for this, but it really sounds like someone should.
