Ugh bad news. I was cleaning out the basement this morning and I sat down on some carpet to work on a laptop and when I got up I noticed my butt was wet. The middle of our house, along an interior wall, I noticed probably 1/8 an inch of standing water. It's been raining pretty heavy the past 3 or so days, but I don't see any rain coming down any walls and it isn't running down into the sewer, it's right behind my water heater in fact, but I'm trying not to get freaked out about what's going on here. https://imgur.com/axTrQGr

My FIL is a plumber so I'm going to see if he has some time later today to come by and have a look at the water heater. That's my worry also, but it might be better (?) than groudwater seepage? I don't know how this works, I don't know how ANY of this works!

When I had to replace my hot water heater I think it was around ~$800 installed. In terms of poo poo that can go wrong replacing a hot water heater is cheap and easy as long as there isn't a bunch of water damage. To me it seems like the best case scenario

Any good ideas to repel rabbits? Not getting official fence quotes until the end of the month and god knows when they'll start. Even then, that just takes care of the inside. I saw some sprays that might work. I like bunnies and all, I'm just getting really tired of coming across their homes while trying to mow.

Way cheaper to do, and you can probably do it yourself (buy a respirator, and you'll need at least one other person, lowes/home depot will rent you the machine for free if you buy enough insulation). No benefit to spray foam in the attic when you'd have to pull out all the existing insulation to do it... Just make sure you do air sealing first. We ended up hiring someone to do all of it, because the state had a rebate program that essentially made it free when we upgraded the furnace/hvac (from their previous 25+ year old models). On an unrelated note, I was screaming at the neighbors "landscaper" (read: nephew with a commercial lawn mower) today. For some time now (3-4 years?) he's been cutting through our ruined chain link fence (the PO never bothered fixing it after a tree fell on it) between our yards to get the lawn mower in. I replaced the chain link last weekend... I come home from work today to find he's taken down the newly replaced chain link to get the lawn mower in. Then, he has the balls to say "oh who cuts your grass for you? I can do it for $40"... as if I'd hire him after he decided that taking down a new chain link fence was the best way to get his lawnmower in.

Does anyone have experience with Hybrid Electric water heaters? Specifically, if they are worth the extra cost in savings? We are looking to replace our VERY old 80-gallon tank soon with a smaller 50-gallon unit. The idea that it helps pull warm/moist air out of the space is appealing as our basement can be on the humid side. I understand it's a bit more involved than your normal install but my brother-in-law is a plumber so it's not a major concern. There are only 2 of us with 1 bathroom, rarely do we shower back-to-back.

I have a quote to install two mini splits in my house. The quote is 4k and doesnt include the condenser or wall unit, so basically labor. Running 2x 50 foot 120v to an external disconnect box, 2 x 25 linesets. One of the linesets will be ran to the second floor via the first floor exterior wall. Sounds about right?

Who do I talk to in order to get ventilators installed in my two bathrooms (that currently have none)? Electrician? HVAC? Both bathrooms have windows so I'm hoping I can get away with installing wall-mounted units, but I'm also told ceiling fans are better. Thoughts?

It's common to quote a price based on how busy they are at the time/how badly they need the work/what the profit margin would be relative to other jobs rather than just some fixed labor rate. If one guy has his next month booked up and will need to pull extra hours, or if the job is small enough relative to the work that they usually do that the profit margin will be reduced then you might pay significantly more compared to another contractor who is otherwise identical in skill and reputation. enraged_camel posted:Who do I talk to in order to get ventilators installed in my two bathrooms (that currently have none)? Electrician? HVAC? I'd go with someone familiar with HVAC -- they'll be familiar with the wiring needs and will have more experience cutting holes in your house and sealing them up properly. I don't know about ceiling versus wall in terms of efficacy, but a ceiling unit can hide between the joists and so be a bit larger than one that sits on the exterior wall (quieter/better CFM). The one gotcha about a wall unit will be where the exhaust is relative to things like the roof line -- you want to make sure the hot/humid exhaust can clear the eaves. May not be a concern depending on your house.

Also, I don't really think chain link is designed to be coiled up and rolled back out once a week. I didn't call the police this time, next time I will be. Even ignoring the argument of who's fence it is, he's still trespassing. I really don't want to piss everyone around me off. All the houses here are from the 60s, and except for us, all the original families are still living in them. Meaning everyone knows everyone else, and pissing off the people next door would piss off at least the 6-8 different houses here.

At least around me, this is rapidly approaching peak HVAC "omg it's 100 degrees and my air conditioning doesn't work". I'd suggest a generic handyman, this isn't really a terribly specialized thing.

I'm in the Seattle area and the housing prices are pretty much booming. I bought a house new development house for 530k with 10% down last March. At this time Zillow/Redfin it's estimating worth 630k/650k right now. There is a new development 2 blocks from me which are starting at 700k for the same square footage. I want to get PMI taken off, what are the chances that I will have less then 20% equity in the house compared to the Redfin/Zillow estimates? I don't think house appreciation will wipe out your PMI, call your lender, but you might be able to refi and do it.
