I too had caught my landlord in an illegal scheme and called his bluff by lawyering up. The retainer fee was expensive (5 or 6 grand) but my damages were 11 grand so it was worth it. No eviction went on my rent history. He settled literally in between our groups getting called into the courtroom for procedures, before a judgement could be made. In my case the illegal scheme was: 1. Dividing up a one-family home (in an area zoned only for that) and making an illegal boarding house to draw more rent from, 6 renters total at any given time, even the garage was rented out separately 2. Not using rent money to pay off his mortgage, which meant the house foreclosed while we were all paying him, and he just let it happen (illegal). Didn't tell any of us, even the ones who had just moved in, until it was right about to happen. 3. Rigging the foreclosure sale, by finding a buyer in the bank that owned the mortgage. Doing it out in the open enough that I was able to find out. That's short sale fraud, very illegal (and millions in profit) but my lawyer told me the DA doesn't care because that'd set a bad precedent for re-election to go after that kind of white collar crime.

also just so you have his side of it; his "concerns" loosely outlined were that he had some bad conversations with my father, who is an old lovely loud scream-y man who is probably in early onset dementia, so he didn't want to go into specifics but he's a black dude and my dad is a crotchety white boomer, i know he didn't say anything overtly racist to him but he probably said something insensitive/stupid/sideways (probably as a joke even) one time the wind blew the trash cans over and there was some trash in the yard for a day !? the hot water heater broke and we didn't turn the water off all the way while trying to stop the flow and gas (i'm not a loving plumber!) just a loose collection of OCD bullshit that he's extrapolating into some awful situation for his precious apartment to be in, w/e like eat my whole loving rear end and munch my balls you parasite

tenant law varies wildly by jurisdiction and even if a "probationary period" clause is legal in yours it's an extremely unusual clause which means it's probably a DIY lease. and the chance that a landlord hosed up drafting their own DIY lease are very, very high. take a copy to your local tenant's group.
