That little craftsman is fantastic. I can't believe the price, though. I suppose the markets where I am are just so stupid that it makes reasonable prices in other places seem fake. That home on that land would be close $750k in Reno right now. (It would be less in Vegas but there's no houses like that in Vegas so it's not comparable).

As far as resistance to pet stains go, my patchwork cowhide rug is one of the easiest to clean rugs I own when my cat decides to barf on it.

It doesn't seem to absorb any of the fluids and if it has dried up by the time I discover it, any solids can be brushed off of the short fur/hide. As best I could find, the recommended cleaning solutions were just white vinegar and water. So ease of ownership is nice. I would imagine a solids hide like this is superior to the patchwork one I have, but mine is not in a high traffic area; it's at the foot of my bed in the master bedroom.

timely post because my dog pooped on my small circular rug this morning (I found this out by stepping in it). sponge up what you can, then warm water + vinegar for the remaining stain, and then I leave that arm and hammer powder on it for 15 minutes and vacuum it up for the odor.

I have a faux "sheepskin" next to my bed which is from Ikea. Since it's white I wanted something machine washable. otherwise dealing with a white rug is a pain in the rear end as the dirt always shows.

For big rugs I think wool is always going to be the way to go in terms of cleaning.

We have ripped out the nicotine smelling carpet since the photos were taken for the listing so you can insult away :cool:





We can't decide where to put the TV - really where the fireplace is would be the best place for it. We have a 2 seater sofa and a 3 seater sofa we can't really afford to replace right now so need to work them in with it as well.

Yeah, the radiator and the fireplace are both staying. Currently we have the 2 seat sofa under the window, the 3 seat on the wall next to the door and the TV to the right of the fireplace.

As a person who has a fireplace in the study and in the living room, put the TV opposite the fireplace. I know it's un-american but it's best.

Yeah that might be worth a try. Not sure where the sofas would go to have a good line of sight to the TV though. Personally I wanted to get rid of the fireplace altogether but my husband veto-ed me on that :rolleyes:

Can you post a 2-d overhead diagram with room dimensions, and other important dimensions like door openings, windows, etc. as well as the size of the main items like the sofas and tv? Then I can put something together in roomstyler

I think the only sensical option is to have the tv orientation be perpendicular to the fireplace wall, and have the sofas be floating. having the tv opposite the fireplace doesn't make sense because then the sofa can't really be across from it

Yeah this is the floorplan and the wall by the door sticks out 50cm. Sofas are 100cm x 195cm and 150cm x 100cm.



This is how we have it currently, please excuse very poor lighting, phone camera and blank walls! It works okay from the living room but seeing the back of the TV stand from the dining room is pretty ugly.

We considered maybe getting rid of one of the sofas and just having some single chairs to make it work a bit better. The beanbag will be hidden away when we are trying to look like adults. We do also have a rug coming which I'm hoping will make it look a bit more unified, idk.

You didn't mention the door and window dimensions so I just guessed. Also I'm still pretty new to roomstyler so I just used the rectangular format and ignored the little wall that comes out in the bottom right. This is 15'7" x 12'8"

One other thing, your fireplace is pretty much the same color as the wall, and very similar to the rug color. If you can paint the fireplace something different it will really stand out instead of just kind of blending into the wall. Also I'm not sure if a rug makes sense on carpet but you can give it a try and see what happens.

here's one idea with some random ugly furniture. the sofa is 77 inches (~195 cm), then I put in an armchair and an 8x10 rug. you could put a coffee table on the rug, and/or end tables on either side of the armchair. A floor lamp would also work in either of those two spots. The loveseat you mentioned could also work where that armchair is.

I think with the rug something at least 8x10 makes sense so it is properly sized relative both to the sofa and the fireplace, however again I'm just guessing on the fireplace size.

I think of this layout as "sofa to watch tv, armchair to chill in front of fire and read or drink or whatever"

Okay I made beautiful MSPaint drawings that are not at all to scale giving you two options in terms of TV placement depending on what side the prevailing sun is (so which wall gets more glare)

You want the shorter sofa to be closest to the dining room to give a better path across to the other side of the living room. Also because the backs of sofas are ugly I would put a narrow sideboard behind the sofa nearest to the dining room

Also that is the worst shade of beige if you do nothing else please paint those walls, I prefer jewel tones for a living space (makes it feel cozy) but light pastels also work well. I agree with actionjackson that you should paint the fireplace a different color.

How you want to setup the room sorta depends on how you want to use it.

Though here are some things to think about that should help you

1. How important is comfortable TV viewing to you? For 2 people? For 4 people? How important is having a space setup for conversation?

2. You will likely need to separate the entryway and path to the dining room from the rest of the space (for this reason I don't like actionjackson's layout). This can be done with furniture layout (eg sofa back to the entryway), a rug, a console, or even a wall divider.

3. The entryway effectively makes the room 9-10'x16', which is an awkward layout. I would look at trying to break the room up into 2 different spaces. Maybe a TV viewing area and a reading nook?

Here are some ideas you could consider

1. TV in the corner by the fireplace or above the fireplace and a sofa with the back to the entryway (with room to get by behind it ) and one facing the window. You would then need something in the rest of space like a reading nook.

2. A small conversation space/entryway, your dining room table in the other half of the lounge, and then a TV room in your dining room.

Thanks for the advice about layouts! We'll experiment with a few different options and see what works. The main use of the living room will be for us and the dogs to relax and game. We are planning on making the conservatory a nice conversation space to use when we have guests over. I like having quite a bit of open space for the dogs to mess around in and that's one of the reasons I want a rug in the main space to protect the carpet. We thought about mounting the TV above the fireplace but then it's at a bad angle for use. Also looked at the mounts that go above the TV and pull down but the options in the UK are quite limited.

The fireplace is marble which I assume we won't be able to paint. I'm hoping once we have bookshelves and art it'll look a bit less poo poo but we will see. We already repainted the wall and we stupidly didn't test a few different paints and ended up with exactly the same colour as the fireplace without meaning to. We've never redecorated a house before so don't really know what we're doing.

Before going, I setup a kitchen planning session via website which seems crucial, it defaults to 2 hours, it took about that long even though I literally had the whole design done prior already.

Curious of how this render looks to folks. I am slightly put off by the amount of white shown, but a few i shared with (family and friends) thought it looked ok. Note the wood floor in dining area doesn't present well in the render. It is wood but not as orange-ey as it looks here.

The cabinets are set since I ordered those, but the Counter, Floor, Lights, Tile, are all still possible variables. I posted some 'terazzo' look floors a few page back, and for whatever reason my eyes still like those, but they may be hard to find. I'm probably not immediately adding those floating shevles or even the backsplash, may play by ear depending on how things look, and I expect to be out of energy by then.

Also, I was super concerned about how ordering kitchen stuff from IKEA would go, because almost everything is never really in stock, and those specific VOXTORP doors I'm getting say they're not listed at my IKEA at all. I was happy to see that they have them showing off there, but they just never stock them and always ship.

In case it helps anyone, my order split up in 3 ways:

1) Stuff that is only available to ship. Literally all of the doors and cover panels, and misc stuff. Paid in store.

2) Things that they had in stock at that store, but out of stock at the shipping center. This was a small amount that I took back that day - 3 or 4 cabinet frames. Paid in store with above, although they separated it out as they had to 'pick' it for me to grab.

3) Things that are completely out of stock. There was only a handful of things here, but it included a few cabinet frames, so I can't start demo until i get those. They said they'll recheck stock every few days and call when in, then I can order over the phone. They also gave me a secret phone number to get to the kitchen department, hooray.

All in all, this is $8k total, and another few hundo for accessories (plate holders, mattes, organization stuff). This does NOT include counters, which I'm going to figure out locally. First quick quote for this, for quartz which is i guess perhaps most expensive, is $5k. All in all I'm hoping to keep it at or around $15k, which seems within reach since I'm doing most of the work.

This is almost exactly how my kitchen is laid (except I have more space to the left of the stove) and it works really well for me.

Just finished helping my family put in a similar layout. It works really well. One thing that caused some confusion was outlet layout. It's not in your plans, but as long as you're overhauling everything, have you considered adding/relocating outlets?

I am personally not a fan of the cabinet color but I don't think it is too much white at all. Looks really good to me. Did you figure out what you were doing with the pendants over the peninsula or does the render show them in their current position?

Thanks for feedback y'all, I'll start looking for lights like that soon.

Speaking of lights, I have to move them to the left, likely through one joist. I'm going to see if I can just move the wire that's feeding them, if all else fails use that extender clip in wall thing.

Haven't figured out how to support new electrical boxes above but I presume they make an add on box for that or something.

Is it the walnut you don't like, or the white? Just curious.

It's slightly different in store, this was the display.

Yeah, it is the walnut but mostly I don't like the "grain" texture to it. It's kind of busy? There's nothing wrong with it, just my personal preference.
