Doesn't mean you can't buy it. But it means nobody else wants to buy it. That means you can offer $8 and a ride in the truck for it. Or 10k. Whatever. Then, and this is absolutely key and the part you are constitutionally incapable of, you have to be just fine walking away if the other side doesn't take it. Because you will know there are other options that are, at worst, just as bad.

This guy is correct. You can contact the owner and say I'll do eight take it or leave it and they might just take it.

Make sure he's the actual owner, though.

As someone who has purchased property before that had problems in the past because of being hasty to buy, Get a goddamn buyer's agent, and hold out until you find the right loving property. Just owning and maintaining a regular rear end house is expensive as hell, and I have a dual income family situation going on. No need to make things more expensive and laborious for yourself if you can avoid it. Focus on finishing the truk for now and have a property search going with your agent on the side. If the right place comes up for the right price you can make a move. I want more truck progress pics in the meantime! Doors gotta be going in soon, right?

This. Almost exactly how it worked out for me buying a house. First place that was even passable still needed serious work, so we offered $20k under asking. They passed, so we kept looking with our great realtor, he found a better place for $50k less than the previous offer, and we managed to get the owner to throw in a $20k sewer hook up the city was going to demand too.

This current piece of land seems like a bunch of scammy BS. Get a realtor, get a better deal on better land and in that have more resources to make your bigger reaches possible.

At the very least, absolutely do not offer even 10k without getting a realtor to take you around to see what else is out there. Take a weekend to see what a pro might secure you, for no additional cost other than time.

Hearing protection has come a long way man. You can shoot guns while listening to music and still be able to talk to people if you want. I was shooting sporting clays a few years ago and I cranked up the external mics just to see what they could do and I heard one of the old timers I was with fart from like 30 feet away and he was trying to be sneaky about it.

I have some Sony noise canceling earbuds that are dust and water resistant. They do a pretty good job. Can listen to a podcast when my extremely loud thickness planer is running at least.

Yeah, they're only rated for I think 15db instead of the ~30db of real ear plugs and ~25db of muffs, but it's enough for basic shop noise and I use them for welding

If I'm doing actually loud things, it's ear plugs and bone conductive headphones

And if you decide you don't like city life? Like a snail, your house is on your back and you can just mosey on down to the country again. Just pop the back off the truck and timber frame around your premade living room!

You will need to have the truck towed from the lot if you don't have dealer plates but can probably rig up some block and tackle system to spider man it down the street a little ways before you hop in. Maybe you could also become a car dealer and get plates that way?

So the owner backed down to 10k. He doesn't have an agent though anymore. So im going to contact my lawyer Tuesday's to see if they can draw something up contigent on the county accepting the perc test.

In the very least it's a nice place to park my truck lol.

again,, the seller is scamming you; all of this testing is stuff the *seller* should be paying for, not you

this is a two-layer scam,, and you really really need a buyer's agent

please get an agent that is wholly unconnected to the seller or the seller's property; if you are pig-insistent on rooting for this at the very least drop your offer to five thousand for all of the trouble that is happening

But at the very least the owner's an rear end in a top hat, Ry, stop talking to that dickbag and start doing it through an agent, they won't be able to dick around an agent like they're dicking you around.
