Since I'm going through situation #2 you described, I can attest that neither off those situations are realistic for most people. The only way for a house to appreciate that much is for you to be the original owner of a home built in Vancouver or Austin in the 80s or 90s, and taking out a HELOC even if you were the original owner means rapacious rates. If you're still paying off a loan at the time of death, then you're hosed because selling it will barely cover the note in most situations, not to mention repairs if the house wasn't maintained in your waning years and dealing with buyers who want to get the price as low as possible.

Homes are a loving money pit for the majority of Americans - expensive to buy, expensive to maintain, and rarely profitable to sell.

Or, just hear me out - live in any desirable metro area in the last 15 years. Friend moves to DC in 2008 and buys a house in a Virginia exurb that was built a couple years earlier for $250k. Same house sold in 2019, years after he left DC, for $950k. It doesn’t take 30-40 years for irrational exuberance to increase home values.

Weren't Millennials getting shat on in the 2000s for destroying everything because they weren't buying houses? Also, WTF with this whole 20-24 year old thing. I guess "Millennial" really means "anybody younger than a boomer, with the exception of Gen-X who is simply ignored."

Back a few years ago, when I was still on Facebook a few lefty friends of mine and I were commenting on some article and one dude’s right winger dad pops in to start talking down to us about being dumb kids and whatnot and we had to calmly explain that we were variously doctors, lawyers, professionals, homeowners, parents, etc. in our 30’s.

Like this dude’s son was a married 33 year old lawyer and he was shouting him down like he was a teenager. They just can’t let go of the spotlight.

This is mostly a proxy debate so the state level pols can get a taste of that sweet "are guns good or bad" debate. The effect will be minimal, as I said before the number of people who want to carry and are prohibited from doing so is minute. But the Republicans have already almost maximally deregged guns and the Dems can't pass a gun control bill so we do this and all the debate is generally about guns and gun violence

Getting there. Given the CDC report today that of the 66m vaccinated people in the US so far, only .008% got a post-vax infection I'm less concerned about vaccine resisters since vaccinated people, such as me, will be protected.

i would guess it is almost certainly a fake problem, though i haven't seen the bill language so i don't know if selling an investment you currently hold in an oil and gas company would count as "boycotting"

Yeah it's gotta be symbolic. There's a similar law about doing business with any company that boycotts israel and as far as I know there's like one company in the world that still does that.

When I had to take the Israel loyalty pledge as a state employee I took a solemn oath never to do business with that one norwegian holding company

Gah that means six more weeks of session.

https://twitter.com/erinmdouglas23/status/1382781855573811203

quote:

A bill filed in the Texas Senate Thursday would direct the state’s massive investment funds to divest from any companies that “boycott” fossil fuels.

Pressure is increasing on Wall Street for companies and investment funds to reduce their financial support for oil and gas companies. Environmental activists have long called for Wall Street and university endowments to stop investing in fossil fuels, and several universities have complied.

Last year, Larry Fink, founder and chief executive of BlackRock, one of the world’s largest investment companies, wrote to shareholders that the firm would make climate change “a defining factor” in its investment strategy, and in January, he further said it would exit investments that present a "sustainability-related" risk.

The Texas bill bites back: If passed, the legislation filed by state Sen. Brian Birdwell, R-Granbury, along with four other Republican state senators, would require state entities — including state pension funds and Texas’ massive K-12 school endowment — to divest from companies that refuse to invest in or do business with fossil fuel-based energy.

So this is in response to a letter from a PE CEO, seems like a good way to make state policy.

Yeah seems like it gives the state unlimited discretion to ignore the law, so total message bill. Now to carry the GOP's water by writing a whole bunch of stories about what is essentially a press release via legislation.

The Israel boycott boycott had a clause in it that it could be ignored if the state boycott would violate fiduciary duty or something like that, if I remember right. Basically a paper tiger bill.

I'm sure this was written to be as equally toothless.

Last I checked, the Texas state pension bill is just as toothless and for the same functional reason, pension funds can't be forced to violate fiduciary duty. They just have to ask for a waiver.

Edit: And I forgot, the total combined value of the pension funds affected is a non-issue to Black Rock. State pension fund exposure is something like $16 billion out of $200B in total state pension funds, whereas BlackRock alone manages something like $6 trillion, probably more. They do not give a poo poo.

This. That Hyundai thing is a gimmicky SUV with a lovely open storage area. It would be better if they just enclosed it so I could store poo poo out of the weather, instead of giving me some lovely 4'x4' bed that can't hold anything of significance.
