Most people have their old cabinets taken out and replaced, which is like 15-20k at a minimum just for a small galley kitchen, and most people's kitchens are much larger than that. then of course you have countertops, and often the appliances will be updated

actionjackson lives in a condo which means it's gonna be more expensive bc of the increased risk. Shoot a nail in the wrong spot and you hit a water pipe and flood your downstairs neighbors condo, with no accessible water shutoff valve in reach. Plus it's a pain in the rear end to work in a condo, but mostly it's the increased risk.

I remodel professionally and I'd say $20-25k is average for demo/cabinets/floors/backsplash/appliances/paint

$1-2k for demo
$8-12k for cabinets
$2-3k for floors
$1k for backsplash
$3k for appliances
$2-3k for granite/quartzite counters
$1-2k for whatever else

the last one we did was $28k on a gut rehab and it was only so expensive because of all the cabinets. if your cabinets are in good shape, keep them and have them repainted to save thousands and thousands of dollars.

you're not "fixing" them you're replacing them entirely. it only makes sense when you're about to sell the house since you'll probably get more back than you put into it. otherwise it's an expensive indulgence, agreed

Always had real sneering disdain for home ownership as an institution and its tendency to encourage car-dependent developments. Now trying to buy a house in the greater NYC area and it's a comeuppance. What gets me are the neighborhoods with >$500000 houses and no sidewalks.

Will let the thread know when I buy something as it will indicate an imminent market correction, you're welcome.

Also didn't know about this distinction between personal vs private property, thanks thread.

Agreed, and I practically begged the homeowner to spend the extra $500 for it but nothing doing. The old kitchen even had a window so it would be a simple replacement but ya idk.

Thank you :) to be clear, its not mine .. my kitchen is old and lovely. Heres what It looked like before, the house was abandoned for years and the whole house had to be gutted:

my kitchen window gazes directly into the kitchen window in the next door apartment. we can see each other about 3 meters away doing the dishes but at least mine is frosted glass so i can close it if it gets weird

lmao jesus

I had to pay a shitload of money to get my house's foundation repaired. although mine wasn't this bad, basically the whole house was sits on an I-beam sitting on concrete and rock pillars. the pillar was starting to fail and the I beam was starting to twist which apparently is bad. so I had to have a company come in and pour new pillars and basically attach the house to the bedrock about 25 ft down. if the ground starts to settle below the house they can just jack the house up.

homonership sucks lol

Anyway, even with rates rapidly climbing, I doubt we will see at 2008 style crisis if only because there are so many deep pockets in property markets. It doesnt mean there may be cooling but there are too many big players in it at this point.
