I suspect it would take a very long time and we’d probably have to put the title in a trust or something, but yeah, interesting idea

If you charge only cost, you are not doing that. The only reason for this is that you at some point in your life had enough disposable income and/or savings, and she did not. In the end you are living in a morally compromised system which leads to you realizing a financial benefit due to her having less fortune in her life than you did.
