A couple friends and I rented it during the summer before going to college in 2004, and I remember making them turn the lights on and pacing around while one of them played the game. So spooky that I couldn't handle it even when I was with other people and wasn't even the one playing. IMO the spookiest parts (by far) were the parts where you're first-person in the room. Being in first-person definitely increases the spooky factor.

I'm 47 hours into BG 3, and I'm not even at Act 2 yet. There's at least one more dungeon that all the side quests have been hyping up.
