Residential real estate sales in the Israeli market have declined significantly since the “Al-Aqsa Flood” operation on October 7, amid weak demand for cities located within the range of Palestinian resistance missiles. This came according to data issued by the Israeli Bureau of Statistics.

Residential real estate sales in the city of Ashkelon (south) fell by 78% below the monthly average, with 53 transactions, recording the highest percentage of decline among Israeli cities.

While the city of Tel Aviv came in second place, as the Israeli city with the highest decline in residential property sales, with a decline rate of 65.6%, with 53 residential properties.

For more than a year, Tel Aviv has been suffering from a sharp decline in the number of homes sold, due, among other things, to the high-tech crisis and high interest rates, which do not allow potential buyers to pay the high prices there. The war came to further decline the sale of housing there. The city was one of the main targets of Palestinian resistance rockets.

In occupied Jerusalem, 174 homes were sold, a decline of 47% from the monthly average, which is the highest number of sales since the outbreak of war between various Israeli cities.

Haifa comes in second place, as the highest selling city after Jerusalem, with 148 homes sold since the beginning of the war, a decrease of 48.2% from the monthly average.

It was followed by “Petah Tikva” with 114 deals, down 22.4% from the monthly average, then Beersheba with 84 deals, down 68.5% from the monthly average, and Netanya with 78 deals, down 42.6% from the monthly average, then Hulon with 63 deals, down 73.4% from the monthly average.

In Ashdod, 51 deals were completed, down 65.8% from the monthly average, and in Rishon Lezion, 45 deals were completed, down 68.5% from the monthly average.

Stopping the war - according to estimates - will not lead to a recovery in the housing market, as this depends on the recovery of the economy in general, which was greatly damaged by the aggression on Gaza and its subsequent repercussions.


Since the beginning of the aggression on Gaza, the construction and real estate sector in Israel has been completely paralyzed, and work permits for Palestinians from the West Bank and Gaza Strip have been suspended until further notice, causing huge losses to construction and real estate companies.

According to data from the “Balad Builders Contractors Union”, there are 11,600 construction sites in Israel and about 168,000 housing units under construction, in addition to other infrastructure projects, as the volume of investments in the construction sector in Israel last year amounted to 232.2 billion shekels ($60 billion). ), equivalent to 13.6% of GDP.

In the clutches of recession
Two days ago, the chief economist at the Israeli Ministry of Finance, Shmuel Abramson, expected that GDP growth would decline by 1.4% to stabilize at 2% in 2023, as a result of the Israeli aggression on the Gaza Strip.

Abramson stated - in an economic review - that the expected growth numbers during the current year mean that Israel’s economy will enter a state of recession, taking into account population growth of 2% annually.

Regarding the coming year, the report notes that “given the high degree of uncertainty regarding the fighting situation (in the Gaza Strip), several scenarios have been prepared.”

In the basic scenario on which the forecasts are based, the Israeli economy will grow by 1.6% in 2024, and this scenario assumes that the war will continue until the first quarter of 2024.

Based on the “fast recovery scenario”, growth next year will be 2.2%, while based on the “slow recovery scenario” it will be 0.2%.

In forecasts for 2023, the chief economist asserts that “the damage to the sense of security and the depression of consumer morale leads to a reduction in private consumption, which is also affected by a decline in household income.”

Private consumption growth in 2023 is expected to be only 0.1%, exports are expected to show a decline of 0.6%, while imports are expected to decline by 4.4% due to lower demand.

"Victory in the war is also important for economic recovery," Abramson said.
