Something like a request for a 5% haircut on a lease is enough to make them stroke their chin and cackle like a oil baron expecting to get a flood of qualified, easy to manage, pay in excess customers beating down their doors. I've seen multiple commercial properties in my area where everyone was run out after the owners jacked up the rent, and its coming on 2-3 years most of them have been fallow with chain link fences wrapped around the lots because no one was remotely interested in renting for what was being asked or buying a small strip mall space of commercial land you can't even redevelop.

When I had my first apartment, it had a lot of lovely tenants, and for a couple years I was able to negotiate my way out of rent increases because I was quiet and paid my rent on time every month. When I gave my apt manager notice I was leaving, she practically begged me to stay and offered to give me a small break in rent. Lol, the market works! I just checked and the rent there has increased roughly 400% since I was there about 15 years ago. Completely reasonable compared to inflation and wage increases, right???

It sounds like a couple of tenants had a reasonable relationship with the land lord, but realized they could get cheaper rent elsewhere. They asked for some reduction in rent, got denied, then moved. The landlord found that they are asking way over market.
