Many co-ops retain the right to control who you can sell your share to and under what terms, like saying you can't have any loans on your share or only a certain percentage and make you pass board approval to buy a share. So basically it is a structure where the current owners are literally able to select their new neighbor under completely arbitrary terms as long as they don't violate discrimination laws and any board seeking to do this would know very clearly how to side-step discrimination laws. Technically the same uses, but might be undesirable.) A lot of co-ops in NYC also predate the 1960s laws that first made condominiums possible.

There are even storage condos, say if you have a lot of expensive art and you want to control the space but not deal with security and maintenance of the building, you have a safe place that you own to store your extra million dollar paintings, or rare cars or whatnot.
