My parents have a lakehouse across from the Sparta side of the lake, and while I usually enjoy dunking on how very, incredibly, and completely racist Sparta is ( Hancock county is 15% white and they hold all the political power. They sent deputies to the houses of black voters telling them they had to show up in court to prove their residency or lose their voting rights) that's actually a pretty reasonable price for a house in that location. "Halfway between Atlanta and Augusts" is loving nowhere; it's a 2hr drive to get there and then you aren't even on the lake. There is no demand except by the people who already live and are employed in that area, and the big employer is the state prison.

It is far less middle-of-nowhere than the Cheap Victorians in Dying Midwest Towns. On the east coast you rarely see houses that nice and of that size in livable condition for that price except very rural upstate New England far from the nearest small town

Well Sparta is rural Georgia, and in general were a lot closer to Ohio than what people usually think of as east coast. Stuff just doesn't cost that much here, and the economy is poo poo so once you get away from the cities and their feeder towns, it really comes down to what infrastructure is there and what attractions. Sparta is not a cute little historical antiquing town; it's two blocks with a courthouse and a few nicer houses, and then a few more blocks of urban blight petering out into cheap track housing and trailer parks. It's most notable features are the prison, the now defunct coal power plant, and racism.

And that's a lot of small towns in this state. The people or things they were built to serve just aren't there anymore. The people who do want to move out into the country want multiple acres to do redneck poo poo on and don't mind driving an hour to the Wallmart for groceries every week, so the town itself just dies.

it's just a different kind of middle of nowhere. it's the same sort of economic desperation you get in the midwest, in that it used to be an agricultural community but now it's just aging in place and experiencing steady population loss. the only different bit about when this happens in the south is that some of the hopelessly poor rural people are black

I would switch the half-bath back to a pantry (turn the small upstairs trunk room into another bathroom to compensate), put the fridge in there, and then use some of the wasted space near the dining room to add another counter (or a bigger island) with a range directly across from the sink. It's tough with 6 (!) doors/archways coming off of the room severely restricting how much wall space you have.

Speaking of media consoles, I can't really find exactly what I'm looking for from BDI or Blu dot. Something like this:

https://www.crateandbarrel.com/marin-shiitake-58-media-console/s557502

58+ inches wide, with all the venting and such as well as front openings for remotes, and an adjustable shelf that goes the whole way across. This way I can put my soundbar on top, and have enough vertical space for records on the bottom.

The Blu dot dang media stand has a similar idea, but there's a vertical divider in the middle, and you can't adjust the shelf height.

Also here's something that's nice than Ikea but isn't like... 10 times the price

https://scandinaviandesigns.com/collections/media-stands/products/juneau-media-stand

It's darker than in the picture - the picture with the review shows the actual color pretty well. My tv is 43" across so this would fit nicely. And the height would put it right up to the bottom edge of where my soundbar is, so the cords and outlets would be well hidden.

there's also this one, which has the advantage of space for my records on the left and right sides if you remove the shelf, but I don't think maple will look as good (I have maple cabinets, and I think it will be too light for the space and look awkward):

https://scandinaviandesigns.com/collections/media-stands/products/holfred-media-stand

idk, i saw their showroom at high point market a few years back because i was a fan of their look, but tbh it looked like cheap materials/construction up close. it was pretty disappointing, considering you'd think they'd use the good stuff for market, but nope. maybe they've improved since then, though.

Yeah the thought has crossed my mind to just build cabinets myself with matching doors like this, although with a fancier wood than pine, to make a row of built in cabinets for an entertainment system and book shelves. But I think I might go insane trying to do it all on the floor of my garage and with a contractor saw.

Yeah, I have no idea, the only thing I have from them is a sofa chaise. It's been fine, but I often sit on the sofa cushion right next to the chaise, i.e. right where that cushion ends, and it tends to stay sagged when I get up. I feel like a better quality sofa wouldn't do that. But hey it was only $800.

For the tv console, I might as well just do Ikea then. the BDI corridor is 2500 loving dollars which is insane to me for something that isn't really getting any wear and tear.

I normally just lurk, but I had to post because of pink kitchen.

We painted our kitchen tiles pink this spring:

The whole kitchen was originally a weird smoky pink-orange colour, all over. We painted the doors green and everything else (including the tiles) white three years ago when we moved in, and decided to give it a refresher coat this spring. We chose pink for the tiles because we live in a white functionalist Scandi box condo and some extra colour seemed like a nice idea. The cupboards are all originals from the 60's. And I'm standing at the doorway to the kitchen just so you know how small it is.
