IANAL Photoshopping the contract, unsigned is taking an offer he was presented, modifying the offer, executing the modified offer, and presenting it to the counterparty to also execute after their review. While he preserves the formatting of the original document he is not presenting it as something anyone has agreed to when they have not done so. If the contract was presented on a company letterhead and he modified it you MIGHT have a paper thin case for fraud in that he altered a document that had marks from some company without being an officer of that company. Photoshopping a signed contract is taking an executed offer and modifying what document received the signature, then presenting it to the offering party with their own signature and his modifications. In this case he's using the document to claim that the property manager has already agreed to $10/month instead of $150/mo, even though that is knowingly a false claim. If they were going to modify the contract that one party had already executed, then he would have taken the signed contract to the property manager, presented it with clear marks altering the terms of the contract, and had the property manager initial the changes.

Editing the document would invalidate the other party's signature, in the absence of other indication of acceptance (like initialing the change). The check case is different, you're misrepresenting it (I think it's different in a few ways because of laws around checks, but even so). Altering the contract post-signature doesn't misrepresent anything, it just means that the signature doesn't represent acceptance of the then-current state of the contract. If he were to alter it and then take the contract to someone like a bank to say "yeah, I have a lease here of this amount including fees", that's fraud.

In most large cities where the supply of renters is inexhaustible (this guy lives in Minneapolis if I remember correctly), very few landlords will even give you the option of a month to month. It's re-up in February for another May-April lease or you're out the door April 30. It sucks for the renter, but it's smart for the landlord. You don't want to be stuck trying to fill an apartment in November.

Generally, after you fulfill your current lease, some management companies may move you to month-to-month with a 60 day notification period. That said, I've only had that happen to me once. I had to negotiate a 6 month lease after my last year long lease was up, and it cost me another 35 bucks a month. Now I just buy my homes because that's GWM

I get this image that purestrain BFC GWM posters live in those Japanese hotel tubes. But not the whole tube, the rest they sublet via Airbnb. I got to witness some GMW or BMW, not sure which. I did a hospital screening that cost a flat $150, no insurance. 2 weeks later I get a bill for $800. I got it cleared up, but the hospital breaks even or makes money off the $150 flat rate they're charging. Yet getting that same work performed by the same hospital outside of this deal, costs 5 times more.
