Here's my hot take: That looks fine for a flip. Neutral tones are fine. If I'm buying a house, I'd much prefer they give me a blank slate where everything functions than a bunch of weird poo poo I'm going to paint over and change anyway.

I don't mind neutral paint colors so much as gray vinyl loving everywhere replacing perfectly good hardwood floors and ceramic tile. Paint is cheap and simple to change (unless you want to return to no paint at all*), but once a higher quality material is gone it's expensive and time-consuming to replicate. *Stripping white paint from wood and brick suuucks.

Land in Taos is dirt cheap too...if you can figure out how to get water to the property.

Hello I have a question regarding a art print I want to frame. The print has a white border that makes it too big for the frames I have chosen (24 x 36). How difficult of a task is it to buy an exacto knife and using a ruler cut the margins off myself? The prints were a bit pricey so I don’t want to mess things up.

So even if your first time ever using an exacto knife frays the trim a bit, that gets concealed. Take your time, cut less rather than more, clamp your ruler down if you have clamps lying around, it'll be fine.

I know that places like frameusa.com will make custom frames that they’ll ship you, so you don’t have to pay for them mounting it. If I remember correctly they were like 50-75 dollars for a larger format piece. If you are going to go ahead with trimming the edge pick up a drywall t-square while you’re buying the xacto knife. It’ll give you a clean straight edge.

I assume because you need to trim down your art that you are planning to have the art directly up against the frame glazing (and are not using a mat or spacers). Know that in the long term this is not good for the art and eventually it may stick to your glazing. If you use Plexi there's less of a chance of that happening compared to glass. Just something to keep in mind, for next time.
