I wouldn't really care if she told me to go gently caress myself. Place was listed on Weds and she looked at it yesterday. Already have a ton of showings for over the weekend.

Then why even consider the can of worms when you have other presumably more financially stable potentials?

Now take some time to modify your lease and/or get some addendums legal in your area so that you don't have to give a verbal spiel that will never hold up in court.

I have a very stupid question for a situation I've never thought of before: If you are renting to a family with adult children living with them, do the children sign the lease too? Further complicating matters is that in this particular case, the 18 year old child would only live there part time. My instinct is that he should not have to sign the lease.

Hire a real estate closing attorney to handle it. Should be like $300-500 for a professional to represent your legal interests in the sale.
