 I would like to buy a house garage with attached living space by the end of 2014 but depending on how things go starting the search for a house by the end of 2014 might be more realistic.

Option #2 it is. Actually looking at houses to get a feel for what is out there and will probably be buying something in the next 7 months. Possibly sooner if I can take advantage of the first time home buyer program, but I'm not going to rush this since I can take my time and get what I want.
