This is partially why I wasn't into sports much as a kid. I lived in Idaho so the nearest team was either the Seahawks, the Raiders/49ers, or the Broncos, and none of them were within about 12 hours driving distance.

I'm going to be living in SA and then Portland for the foreseeable future so I hope this is true and then it goes badly enough that they take a hail mary and move to Portland.

The only places I can think of with heavy college team participation but no pro team are like Alabama/Mississippi and like Oklahoma/Kansas (though the latter has the Chiefs I guess). Everywhere else either has a team, or doesn't really like football. (There's also like Oregon but their and Oregon State's success have been a very very recent phenomenon)

A&M just spent $450 million on renovating their stadium. I haven't been yet but hopefully they at least got rid of the piss troughs.
