i've had to pay extra deposits and fees but never actually pet rent in SF/Berkeley.

one time it was a 500 deposit and a 500 fee (got the 500 deposit back) and the other was a 200 deposit, which i got back.

current place, no deposit/fee/rent or even Pet Resumes probably because I'm not breeding pitbulls

Pennsylvania passed a law at some point setting a limit for security deposit sizes, which means in practice that all landlords just charge the absolute maximum amount they're allowed to by law at all times. Sometimes you'll see "MOVE-IN SPECIAL, $200 SECURITY DEPOSIT" poo poo but they're always shady apartment complexes that look like soviet tenement blocks.

Yeah, that doesn't happen here, everyone pays a security deposit because loving tenants out of it after the lease is up is grand sport here.

we encountered this when we moved here. Only a handful of places would take our dog (Chow Chow/GSD mix). Even places that said 'we accept dogs' wouldn't take him because of breed (and he's 51lbs).

We eventually found a complex. But those complexes are cuh-razy with the rent increases. Like, 14% a year (from $1,900 when we moved in to $2,600 when we moved out 2.5 years later). I wrote a script for CL that would search for places that allowed pets, and then eliminated all the lovely complexes in the area that are always advertising on CL and we got this kickass townhouse where the landlord was like 'lemme meet that dog' and 'ok he looks cool' and we don't pay any extra or nothing.

He *was* actually trained by my wife at the local humaine society to be a support dog for the local hospital program they have

honestly if I could just pay some "pet rent" or whatever and get a dog I'd do it because the only places around here that allow pets are shady loving dives or come at such a premium that you might as well be paying pet rent anyway. gently caress it i'll do a pet resume and a pet cover letter and a pet whiteboard coding session too.

honestly the first thing you should do is take photos right before you move in

the ex and her roommates got severely hosed when new mgmt took over their building, when they moved out the landlord was all 'lol look at all this broke poo poo' and had a balance sheet of $5500 in fines, lol


they sold the building 4 months after

i'd say half the places i've lived in over the last few years wanted security deposit of two months' rent + the first months' rent up front. I had to drop $2700 to secure a $900/mo room. Then it turned out the dude was overcharging me & another guy by $300/mo. He refunded the difference (the other guy he'd been doing it to for a couple of years) but the next month he gave both of us an eviction notice because his wife was moving back to SF and he wanted to share the apartment with her and his meth head babysitter he'd been having an affair with for threesomes with his 5 year old in the house.

Legally he couldn't actually evict me, but I was out of there in 2 days.

i have rented a couple places that had a 300-500 refundable pet deposit and didn't charge any extra rent. anything else just seems like charging for no reason. if there is damage to the apartment, keep the deposit. if you have a well behaved pet the worst you're gonna do is maybe get charged 50-100 of the deposit for steam cleaning some carpets and cleaning dog/cat smell out of an A/C duct.

I don't even have A/C ducts, this is radiator heat.
