I like keeping a big cash fund in case the market tanks and you get a great deal on a second rental. But yeah, other than that happening, don't mess up your life even more by adding in too many stressors!

Deadpressed, be careful about your due dates if you care about that sort of thing. My husband's birthday is right around Christmas, and he's scarred from a lifetime of "oh this is your christmas present and your birthday present, and no we can't have a party for you, everyone is on vacation".

It sounds like you just want to sell it and be done with it. I absolutely LOVED having a job I could walk to every day, that was the best thing ever. I say sell it, forget being a landlord and spend the time you would have landlorded on developing your skills to get a promotion/raise/side gig.

5-month update: hit my stretch goal of 1M nw, woohoo! Still need to close out the business checking account to get everything consolidated and allocate a lot more to bonds than I currently have. Adding a goal of refinancing to a regular mortgage to get a better rate. Starting in August, I'll be quitting writing completely to take care of the screaming poop machine we've decided to create. Semi-retirement, here I come :toot:

Awwww yeah spwrozek! :toot: Hopefully the move in goes well and you can start saving even more! And congrats to all the rest of you getting so far ahead with your goals. It's great to see.

Update for August: DONE with everything!! Decided to scrap a couple of the goals (last two novels aren't going to happen) aaaaand I'm officially early retired! We'll see if retirement lasts once the baby gets here... I might need a excuse to get out of the house, ha. Doctor gave me a 50/50 chance of lasting another week before I go into labor, so I'm very excited! So excited that I did all my asset reallocation now because I know I won't be able to do much once I'm up all night listening to her adorable screaming :3:

Mine ended up with an extra $700 in pediatrician visits and $750 for a tongue tie release, and that's just the first month. I decided to quit working and semi-retire when she came along, but I'm thinking I might go back to work in five or ten years. We'll see!
