House purchase was performed in 2019 and house remodel was completed in 2020. This year my goals are mostly on savings and also making careful decisions.

(1) Expand emergency fund to 1.5x yearly (from 130,000 to 180,000)
(2) Contribute full amount to 401k
(3) Contribute full amount to HSA
(4) Backdoor After-tax full amount to 401k
(5) At least 1-2 additional pieces of furniture that will maintain value over a long time
(6) Travel before the end of the year.

1. Refinance to a 30 year fixed mortgage at 2.5% interest rate with all costs paid - check
2. Ensure 1 year emergency fund is available - check
3. 401k Maxed out for this year - check
4. HSA Maxed out for this year - check
4. Reinvest 150k into VTSAX - check
5. Property Taxes paid - check
6. EOY adjustment for tax liabilities for next year - check
