You should definitely have an idea of what you want generally in mind first though. It's $500 for a kitchen design, I think they do closets and such lower prices. Totes reasonable imo.

Edit: is it possible to get sink out to breakfast nook area? Maybe not practical but if it's window ey it may be neato.

If it's the normal back of such things, it's almost like a dense cardboard, a carpet blade thing may do.

The back isn't usually flush to the wall so you may also need a 1/4" or 1/2" outlet extender thing that should be ar any hardware stores.

I have 2 BESTA units in living room (joined together) mounted on wall, there's a rail for it. I didn't put the backs in because I needed the ezra 3/4" or so to fit my receiver with the doors closed. Structurally it's fine.

Everything is a bit awkward. You can't just toss things wherever you want though.

I just remodeled my kitchen. My notes are:

* Draw the current layout,, it will help determine what utilities are where (drain, gas, water, etc). When you plan you probably want to also draw elevation of each wall so you know where outlets are and whatnot.

* The dishwasher has to be next to a sink so it can drain. A few options don't have that and may be impossible. Also so water supply is easier.

* Pull out trash on other side of sink is A+

* Counter space on both sides of stove is also A+

* Same for sink

* That whole triangle layout thing seems important, only your first option has that.

* Center a sink on a window. It will be super weird if it's not (diagram 1).

I would suggest sketching up something where the "top" wall, left to right is: dishwasher with counter on top (replacing stove), sink, counter space with trash under, stove, peninsula or more counter space, fridge on bottom.

Fridge bottom is the weirdest part, it kinda puts it in it's own area, like mine. Here's what I just did from design to final. Ignore the designs that are 5th or so photos that have an island, didn't go with it due to advice in this thread that there's not enough room, which was disappointing but true.

It likely is a kludge or just barely reaches. Either way, it's designed to be next to a sink and if you don't, you'll have to do a bunch of extra work to get it to function.

The less of that you do overall will make your job easier and keep the costs down.

Why that wall for a TV? Also what's behind the entertainment center wall? Could you take it out and re-drywall OR convert it to something more useful like a bookshelf (which wont help with your TV situation).

Really it seems like the worst wall to put a TV on if the one to the right is available.

Man that fireplace is in just the stupidest spot. There's no room to it's left for seating, it really should be centered on that wall.

I'd play with putting the tv on your couch wall with different furniture to see if you can make something work. Ie not a huge couch that takes up the whole room but a standard couch and chairs, not pressed up against the walls.

Is it possible? Idk but sketch it out with paper or something and move pieces around?

I can't find it right now but ikea has a short and sweet video on where to put poo poo in a kitchen. I followed it when I redid mine a year ago and it's a great idea.

Basically, designate areas and put things there appropriately.

Serving area: where you store plates, silverware glasses. For me this is the island (dishes in drawers rules)

Cooking prep area: where you store pots and pans, ingredients, spices, spatulas, etc. For me this is to the right of my stove.

Pantry: cans and pasta and stuff.

I also found that having the trash bin easily accessible near the sink (not under it, too annoying) is gold. Mine slides out in a drawer and I can keep it popped out while cooking.


For your kitchen specifically, the fact that there's no counter space near your stove makes this impossible. You should really see if you can separate the stove and fridge to add counter space at the stove.

I can't tell but can you get rid of that wire rack and move the fridge there?

Which way do the joists run in the ceiling? If they're left to right (following your on-ceiling wiring) its not that hard to move the wiring and patch old holes. Allegedly these may be legal to leave instead of a junction box:

But if you did want to leave the old hole, you can get blank covers that you can paint with your ceiling and you probably won't see, and the wires will still be out of sight.

If the joists run the other way... uhmm yeah lots of drywall repair.

I was too until I put it in place and experienced reality. Mine was over a small area of counter top, it opened from bottom to top (hinges on the ceiling). That made it so I literally couldn't see anything in there. I blame those who helped design my kitchen so I didn't use it.

I instead have toaster / egg cooker / type of appliance in the drawer right under it and will take it out as needed, put back right away.

I hate hate hate tons of permanent appliances on counters, the only thing I have is a coffee maker a it's used daily.

Get at least 3 quotes for each project. See how their reviews are on Google maps or similar.

For fences you can get an idea of what it may cost per foot online depending on the fence type and number of gates to see if you're in the right ballpark. You can measure distance using Google maps measure feature for an rough estimate of sq ft.

Fall 2019 I got a 4' high black chain link fence w/ 2 gates installed, 320ft for $5k. So about $16/ft.

This was a local family business, hell he had his family on his car when he stopped to do some prep spray paint ground marks.

You probably want one of the gates to be double or wider of you ever need machinery back there (stump grinding etc)

Quotes for wood were more than double. Lead time then, pre pandemic was like 2 months so I'd guess it's like 6-9mo now?

it's honestly insanely therapeutic, and you want to do that first because it may dictate how you do things in the future

Simplifying this further, separate by keep and don't keep first, then go through steps 2-4 for the don't keep stuff. Having everything out allows you to group things, see how many duplicate things you have. I had a TON of stupid kitchen stuff from my ex - single use stupid appliances, duplicate spatulas, etc etc none of which i needed.

Even pretty useful super specialized yard stuff got the boot (i have a yard) - like duplicate shovels, maul, edgers. rarely used that stuff, theres always another way to do it. if i really really need it, buy it again later, but with more thought prior. Gave a lot of this to coworkers who recently got a house.

I did a few rounds of this at last house a few years and a year before moving and it helped sooo much. In my case, the rubbish went in the bin, everything went through a garage sale, and anything that didnt sell got donated. At least then you know its not coming back in.

As noted, no. But it's weird, they seem to really resist having some 'central repository' of things they ship from and always seem to rely on ones 'local' Ikea, which for most of us, is hours away.

And yes when i've had delivery it's always a few guys that seem hired off the street driving a rented box truck.
