This is what my friends neighborhood looks like from the street. Where guests are supposed to park is down at the end of each street, but in practice it's where the people who live near the end park.

That neighborhood would be so much better with 3 or 4 story condos.

I am so going to miss the legally required runoff ponds and green spaces required in new Florida slave ship construction. Mind, your slave ship still floods if the culvert gets blocked in a storm.

My neighborhood (that I'm leaving, this week, praise the jerbus) is like that. Everyone uses their garage for storage, and on-street parking is scarce as it is. Plus the neighbor to one side had an extra slab poured at his corner lot to park the 4-6 cars he always has, which means parking more than one car in my driveway blocks off his access. And the other neighbor hasn't figured out that, if he scoots his busted pickup back like 18", you can make a whole extra parking space in front of it, RIGHT IN FRONT OF MY YARD. My new place has a 1.5 car garage and I am so looking forward to using it.

If the streets around your neighborhood are bad enough to be considered offroading, would that be a suitable alternative?

I'll allow it, since the alternative is death.

Wasabi the J posted:This is what my friends neighborhood looks like from the street. Dear lord that's horrible. Those lots are like the gestation crates of lots. What's the point of detached single family homes if they're crammed that close? They could have achieved a much nicer environment (and more parking) at the same overall density if they'd made quadplexes/larger multiplexes with condos. But I guess making them all single family homes was a better ROI for the developer. For comparison, here's a shot of my street: (I know, but Google Maps wouldn't let me turn off the labels) This street was built and lots divvied up around 1895, well before most people owned cars (hence nice sidewalks). Somehow they managed to make the street wide enough for through traffic AND parked cars. Almost no one has a garage, though. The lots are super narrow, so houses are about as close together side by side as in that subdivision, but they are also deep, so everyone has some setback from the street and backyards. Also more cross streets, so you can get places more easily, by foot or car. Who knew that 1890s city planning would still result in a functional, accessible neighborhood? I think what really irks me about that development is how unaccommodating it is to anyone who's not a friendless single person with exactly one car.

Why cant we make histories impractical city of the future buildings a reality? In my opinion, I think most of the reason people hate apartments is probably because A) you don't own your own patch of grass to neglect at your will and B) you share a wall with that loud room mate (which could potentially be mitigated with decent soundproofing).

The one posted above is jusy terrible.

I knew of a guy who bought into a condo that, surprise, surprise, had a lovely developer half-rear end the foundation. Apparently the “consortium” of developers and construction companies all bugged the gently caress out and told the HOA to sue the other companies after the consortium was dissolved, and the HOA ended up having to ask each owner for $20k large to help hire a company to fix it. The sad thing is that condos and apartments are, by far the most economically and ecologically intelligent way to house humans, yet we’re gonna kill any movement towards that off with old-school American business corruption. Yee haw.

To be somewhat charitable to HOAs (and I really don't want to), they often have a tough job managing finances due to idiot home owners. In my parents' 55+ community, the HOA is fairly well run, and it properly sets aside (large) capital reserves based on expected/upcoming maintenance/replacements to common-area stuff (not adding new bullshit some board member wanted.) Homeowners frequently see the large reserve amount on the balance sheets and demand a reduction in dues, as they conclude that there's a surplus because they're paying too much. "Hey idiots, would you rather get hit with multi-thousand dollar special assessments when these repairs pop up? No we shouldn't run our HOA like how you manage your personal finances: zero savings for emergencies."

Not all the neighborhoods in Vegas are like that. I'm partial to the Northwest desert lots that still actually have small ranches in the neighborhood, where the edge of town used to be. My house has a modest backyard that isn't very large in my mind but people in Vegas are broken. (Ignore the wall being so high the neighbor behind me lives at a higher elevation to me) My friend that lives in that suburban hell can only smoke in his backyard and his dog can only has enough room to poo poo back there, so he has to take her out every day to the park to run and play. But yes the edges of the bowl are being reached on both the East and West, and the valley is being overwatched by modernist mansions that only the very wealthy can afford.

My dog would rather destroy toys than retrieve them, so 90% of his exercise comes from walks (and the remainder is warning me that THERE ARE PEOPLE IN THE ADJACENT YARD). As a bonus, my back yard isn't full of poop, and I get exercise too.

It has plenty of places to for Little Dog to smell and sniff and chase/bark at squirrels and birds. She is a rescue and poorly socialized with other dogs. Even though she would get totally stomped by anything more than 25 lbs, she is still very aggressive towards all dogs that are not her. She did like Big Dog when he was alive, so I imagine supervised time with other dogs will work but people generally don’t want you to do that with their dogs at a public park. So backyard and leash walks for her.
