Can the land possibly be worth $600K? In addition to the cost of tearing this down.

It would be a gut to studs, based on what I saw. You probably also want to replace the roof and windows. Full framework with plumbing and electrical roughed in isn't worth nothing!

With how everything is silly expensive and back ordered right now I'd wait until the economy stabilizes a bit. Buying that house today would be an insane proposition.

About $100K in repairs or more? The real estate lady said this was about $100K in damage but it seemed like more than that to me.

How about damage to subfloor, does a floor have 'studs' that get damaged by all the bullshit?

Depends if you are performing the labor or not. This absolutely would not be a "buyer wants to live in it" situation more than a builder coming in and doing this at cost and flipping it if they can get the purchase price down to a point. If you wanted to live in it and contract all the work out, 100k easy.

It's going to need new fixtures, cabinetry throughout, replacement applicances, a new $20,000 roof, and you'd definitely want to address the rot around the windows, something wasn't done right there and that's probably a clue to the quality of construction elsewhere. It will also need full sheetrock and mudding, paint, flooring, and maybe possibly some new subfloor if you can't get rid of the piss smell/find rot.

Assuming everything was available and not price gouged, a competent builder can probably do it for all at cost for $35,000ish.

The spray paint and feces is the damage you can see, imagine if they went full Great Recession foreclosures eviction and put cement down the drains, cut a bunch of electrical in the attic and put insulation on it to hide it, etc? And that doesn't even consider whether the home was winterized in 2020, pipes could all be burst by now.

Previous owner should have torched the place and gotten the insurance money when they still had the chance to blame the insane former tenant.

I would legit love to have sliding closet doors though, like the slab front ones where you just have a inset circle that you use as a "handle"

mainly because they can be useful in small spaces.

I can see the issue with a pocket door that actually goes into the wall, but if you had two tracks, and on each track was a door that was half the width of the door opening, that would work pretty well.

Some of those oversized living rooms are pretty but silly to imagine on an actual useage scale. Like I’m just imagining someone yelling across it whether someone wants a beer and the weird acoustics.

It’s something I really like about the (still obscenely expensive) NYC houses- they have a constrained scale to the living spaces that make them much more functional places to be in.

I can only guess that there was some sort of catastrophe that caused 1993 to get all over the 1893. Dear lord.

And yeah, I'm thinking that white paint would probably be better in this case. You're going to have to strip it either way so you can apply new stain and finish, so might as well have it look acceptable instead of blond wood overload.

When we redid our attic pine plank floors, we tested a number of stains and finishes. Sanded down, the pine was super pale and new-looking despite being over a hundred years old. We ended up staining it a bit darker because leaving it natural would have given off too much of an early 90's ski cabin vibe.
