It's probably similar to what happens if you buy commercial real estate on loopnet. You can buy already occupied properties from the old landlord, eg. Go buy a small commercial building that Bank of America is leasing, you own the building and the lot, and it happens that BofA has a 10-year lease remaining on it. As far as the tenant is concerned they write a check to New Owner LLC for the lease going forward depending on the state. From my experience, most business campuses and moderate to large properties are held in a property specific holding company to make it easier to buy/sell/transfer and to avoid a taxation event in some states (eg. Prop 13 in CA).

Commercial real estate companies typically own properties through subsidiaries to make investment/divestment easier as well as provide additional layers of asset protection. The property manager would just have the tenants sign new leases with the new owner and call it a day. But what's funny here is that structure is working against him, since he himself is personally liable, and I'm pretty sure the Trump Organisation is just an umbrella LLC, with Trump as a beneficial owner.

When property is sold off everyone with a claim against it is lined up based on the priority or seniority of their claim. After the money is collected from the judicial sale, the first priority claim gets paid off. If there is any money left over the next highest priority gets paid. This continues until either the money runs our or everyone gets paid and the remainder returned to the original owner. A cursory reading of the New York rules suggest that a mortgage for the purchase of a property has higher priority than a judicial lien. So I think with low confidence that means if a bank lent the money to buy the property, then they gat paid ahead of New York, but New York gets paid ahead of any equity cash out loans. In a way it's funnier if there are a lot of mortgages ahead of New York because that means they will have to sell off even more properties to get their money.
