The thing is, SEDUs (aka "apodments") can exist in the current regulatory framework, and frankly should exist in the neighborhoods they have been designated to exist in, because those neighborhoods are centered around extant and planned transit hubs, and are magnets for young, single, budget-conscious renters.

It's really too bad that, at least in the case of Seattle, the Urban Village concept has failed so spectacularly. Hell, there is an Urban Village near my house (RE: Westwood) that the city has invested literally $0 in capital investments since the concept was introduced.

There are SEDUs being built around the corner from my house because my neighborhood has been identified as an Urban Village. All that really means is that the BRT line comes through the neighborhood.

There are no concrete plans for grade-separated transit. There are no guarantees that any sort of light rail will make it's way to my side of town. All I can do is hope and pray that the powers that be figure out some kind of solution to the traffic bottleneck that is sure to occur at the West Seattle Bridge once hundreds and hundreds of units come online in the next two-three years.

poo poo is going to get Really Real in King County over the next couple years. Median house prices are up 8% from last year. Rental rates are skyrocketing. The homeless population in King County is up ~20% from last year.

Tax penalties for owners of vacant properties sound interesting. Anyone know if anything has been written on their effects? Places like New York, SF and London have a decent fraction of all downtown units sitting vacant most of the year, with them being purchased as 2 week a year pads by the superwealthy. While taxing them won't dissuade most of the superwealthy from not doing that (because they are superwealthy) it might have a little effect at the margins, and would at least give extra revenue to the city.
While this doesn't seem a terrible idea, the government staffing requirements to enforce it are probably untenable. Just enforcing a reasonable sign code has local business owners trying to pull poo poo on the weekends because they think city hall is closed.

Sweet, over a third of Washington schools don't return their legally required vaccination exemption data, but there's no way to enforce it.

Looking at my old stomping grounds (Mukilteo School District), it's interesting how all the schools on the poor side have exemption rates of 0.5-3.5%, while the rich side is above 8% or simply not reporting.

Washington law requires all school to report vaccination data to the Department of Health. However, about one-third of schools in Washington did not comply. According to the health department, there is no mechanism to enforce the law, and additionally, no funding is given to schools to gather and report this data.

Sounds like Washington legislators need to amend the law to tie accreditation to vaccination reporting compliance.

In related news, there was a gun control protest at the Oregon capital yesterday

quote:

BJ Soper, a 39-year-old Redmond member of The Heirs of Patrick Henry and the Central Oregon Constitutional Guard was outfitted in a camouflage uniform and carried a loaded semi-automatic AR-15. He said that he and several others volunteered to act as security for the event.

"We're out here reassure people that there are Americans still willing to stand up for their rights and liberties," Soper said.

Soper also had six magazines of ammunition, a large knife hooked to the front of his uniform and a radio to communicate with the security detail. The group of men took turns on the steps of the building, rotating in pairs to the sidewalk nearest Court Street NE.

First off, I don't understand why they feel the need for people to act as "security". Seriously, radio communication for a length of sidewalk shorter than a city block? Secondly, I know they're trying to make a point but why do they need to bring so much? Was he afraid he was going to go through his first magazine?

No, it's real enough. Kitzhaber has been dancing around the issue for a long time now, and now that he's finally allowed an investigation to take place, he's decided to fight with the AG that it's not a criminal investigation, which is bullshit. We'll bring all that business to WA and hire teenagers to do the work. :smug:

http://www.king5.com/story/news/politics/2015/02/11/washington-teens-minimum-wage/23223509/

quote:

Washington teens could be paid less than minimum wage
SEATTLE -- A new proposal to pay teenagers lower than the state minimum wage is moving through the legislature with a key vote Wednesday.

Senate Bill 5422, sponsored by Sen. Michael Baumgartner, R-Spokane, would allow businesses to pay anyone under the age of 20 the federal minimum wage, which is currently $7.25, as opposed to the minimum wage in Washington state of $9.47.

Baumgartner says the new "training wage" would open up more opportunities for teenagers in entry-level jobs to gain early experience. The unemployment rate among teenagers, currently around 30%, has historically increased as the minimum wage increases because business owners are choosing to hire more experienced workers.

"We want to get them working again," said Anthony Anton, President and CEO of the Washington Restaurant Association and a vocal supporter of the training wage option. Anton points out that in 2000, 17% of restaurant jobs were filled by teens. That number has dwindled to 7%.

"These are skills carried onto sales, onto management. They are lifetime skills," he said. "We really want to get back to offering their kids their first job."

Opponents, some of whom include working teens and young parents, say the higher wage helps them pay for college and other rising expenses.

Another bill, SB 5421, would also create a training wage but would limit those lower wages to the summer months. Both bills are expected to make it out of the Senate Committee on Commerce & Labor on Wednesday.

What we desperately need is to lay off the aging 10% of our workforce who only took these jobs because the economy went to poo poo, and replace them with kids at minimum wage who don't know any better. This is good for the economy.
