Since serfs were tied to a holding by law, the nobility could jack up rents high enough to the point that serfs were earning subsistence. After the Black Death it became impossible to enforce those laws, which essentially meant that the peasants were free to go where they pleased. If they didn't like the rule of a particular landlord, they could always pack up and leave because there weren't enough goons to stop them. So to attract laborers, rents had to be drastically lowered. It permanently weakened the nobility's stranglehold on the countryside in most places, but the inequality starts climbing back up after Europe stabilizes and the population steadily grows - which reintroduces a labor surplus.
