I feel like this is as good of a thread as any to post about it. A friend of mine just got an email from a former landlord / apartment company from a place she lived 3 years ago saying she owes a $490 cleaning/utilities bill. She asked to see the lease (she didnt keep a copy of it) that says this is okay, and they said she would have to pay extra to see her lease. This sounds... very illegal!

It's legal to sue somebody and refuse to show them the evidence you claim to have unless it goes to court (common with copyright trolls who sue the people paying for IPs that torrent porn), so yay America, sounds completely legal.

this varies from jurisdiction to jurisdiction. in Ontario the statute of limitation is ten years and there's no minimum owed. so look up what it is where you are

Now her cancer is getting worse. She is out of remission. So the situation is getting more tricky. But unless I text her first, I don’t hear from her. I know texting is NOT the correct way to correspond with her, but it’s the easiest. I can’t tell if she’s addicted to her pain medicine but she has a slow cadence in her speech like she is. I believe she is a genuinely good person. She worked at a bank as a financial advisor before. I know she would do anything for her daughters. But I recently learned that she has been evicted before.

Should I just start the eviction process? I know it starts with a 3 day notice that somehow I have to make sure she sees which alone is a pain. Do I tape it on the front door? Maybe also send her a picture of it taped on the door. I’ve heard numerous stories where mailing the notice backfired. And then a 30 day eviction notice after that right? And then court? All that sounds awful but I guess I don’t have another choice. And even if she does pay what she owes, I know it’s just going to start again at some point down the road.

I’ve deliberately refrained from becoming adversarial with her. But at this point I have no choice. Am I a terrible person for doing this? And from a more practical sense, how much will this cost me? Apart from lost rent I mean. And there are so many stories about tenants that leave the house trashed after an eviction. Some landlords have quoted up to $10K of repair costs post-eviction.

Please share your thoughts or experience. I would highly appreciate any input.

p.s. we live in Columbus, OH if you have anything to say about state eviction laws. Also, if she doesn’t pay July, the total missed rent will be somewhere around $3,000 after subtracting the security deposit.

july is almost over and it is gonna be 105f/40c here over the weekend and the air conditioning units still arent installed in our building. im going to have to keep my dogs locked in the bedroom with the window unit or they'll die lmao. my downstairs neighbor has pneumonia. hopefully she and her 90 year old mom hold up ok. we moved here because they allowed dogs and central air was advertised. owned

Wait you mean a window unit like those ones you plug into the wall and you usually have to cut a funky shaped square of plywood to close the leftover gap? That's not a fuckin permanent installation, why the hell would you need a license. The mold thing I guess is a maybe but considering I'd expect a lovely landlord to just tell the tenants to handle it who knows

are you in NYC? no permit required for window units here. however the landlord... offering to provide / take off rent is a weird arrangement

While I'm here: in some Better News about landlords, my class action lawsuit against Steve Croman (public enemy #2 or #3 behind JKush here) has been certified in the court and we're going to depose his dumb rear end and serve discovery in as broad a fashion as legally allowed, as soon as possible.

what's sad and frustrating is that the best outcome is no-interest refund of rent overages and an adjusted lease with regulation for all tenants involved. No damages whatsoever.
