my landlord is a reit or some similar anonymous rent seeking megacorp but the people who work in the leasing office are pretty nice. I have talked to a lot of my fellow tenants about forming a tenant organization or tenant union so we can collectively ask for some new gym equipment and have the pool cleaned more regularly and stuff like that. people are interested but afraid of being evicted

I'm fairly certain the costs you incur by being a landlord, be it a license, permit or fee would be written off at the end of the year anyway. Why would you ever want that to be paid and added to your income is beyond me.
