No good deed goes unpunished

What are some options for covering up a door window that don't look like this?

Is my best bet just to get curtain rods and hang them over the door frame? The door opens to the back yard, so I'd like an option to keep it open and get a view of the backyard, but I also like my privacy.

Horizontal blinds or a simple pull down shade come to mind. The basic vertical blinds from the big box stores come with plastic brackets that you can pop on the bottom to keep the blind from moving/clattering on the door every time you use it.

Anyone have any experience with Golvabia or other HDF/wood flooring? My last house had pine and my dog destroyed them, we had to refinish them after about 7 years. I’m planning to install new floors in another house and some of these options look nice on display, but I’m wondering about resilience/look. My house is about 125 years old, and we are doing a renovation that could go well with the look. The current floors are sort of patchwork and too thin to be refinished.

I really like the idea of pre-finished, resilient flooring that will install quickly and stand up to kids/dogs/dropping stuff.

I wonder if that would dampen noise? Seems like it should. A hallway with hard floors is noisier than the same hallway with carpeting, so extending the carpeting up the walls ought to make it even quieter. Maybe some folks are willing to put up with piss mold stench if it means they don't have to hear each other grunting out a stubborn poo.

A page or two ago I mentioned my friend asking me for help buying a house in Seattle. She told me she really loved this house

She told me to be as blunt and direct as possible, so in that fashion I told her it was way too big for them (she said she wanted 1500-2000 sq feet)

The reasons why I think this house is bloated to 2400 square feet are the oversized living room and oversized kitchen, with no less 29 than drawers and cupboards. On a minor note, do you really need that sized dining room and two fireplaces? but at least the dining room is small-ish.

I did the math using the 400/sq feet cost (which is cheap for Seattle, lol), and found that if they got a similar house without a third bedroom, and that bedroom was small like 100 square feet, that would save them 65K with interest.

If they got a 1500 sq. foot home instead of 2400 sq. foot home that would save them 558K loving DOLLARS with interest (360K principal).

(this is all using the default 20% down payment etc. in the calc on the page)

the extra interest itself on an additional 900 sq. feet is more than the principal on my entire home lol

Thanks for the link, I didn't know such a service existed. I've got a complete kitchen reno scheduled for (I hope) next year, and think I might have to use something like this myself. From reading a few reviews it looks like they charge $295 and include two design revisions? Seems really reasonable.

Edit: Nevermind, got that price from an old review, their website says it's $395

Yeah I thought it was reasonable enough as well. I actually talked to them verbally today, seems sane. Photos of recent remodels are as recent as last month, they said it's as busy as ever. They also noted that they help create countertop plans in advance as well, so if working with a local counter place you can sorta be a bit ahead of the game there.

I'll probably pull the trigger on this in a few days unless I uncover a similar service. I checked locally (not a huge area) but couldn't find anything.

This cart is exactly the right size & drawer configuration that I need. It’s HDF core with 0.6mm hardwood over the top, with a clear finish layer and cork sub layer. It just seems...cheap, hard. Like a commercial building.

The dog’s nails just scratched the poo poo out of the previous house’s wood. It wasn’t anything special, that house was built in 2013.

This house though has been an ongoing thought process. I’m in no way set on replacing the current floor—we believe it might be original to the house, or even pre-date it, in which case it’s staying.

The concern is that it’s been refinished so much it’s very thin and can’t be refinished again, and fitting reclaimed pine into the budget would be hard.
