The Zillow search term of the day is "Mills Act"

wikipedia posted:

The Mills Act is a California state law that allows cities to enter into contracts with the owners of historic structures. Such contracts require a reduction of property taxes in exchange for the continued preservation of the property.[1]

The Mills Act is recognized by the state of California as the "single most important economic development incentive program in California for the restoration and preservation of restoration and preservation of qualified historic buildings by private property owners."[2]

I don't think so. This is the main pic, there is space for a bigger dining table, and to the left where the plants are there will be a small square table in that corner. they will also sit on the bench thing where the plants are when using the small white table.

Wowza, indeed. Kind of nice that no one has knocked out some walls on the first floor to make a massive kitchen. Beautiful detail work.

I'm skeptical of this bed they are interested in given the price point

https://www.thuma.co/products/the-bed?variant=7550696456220

quote:

Each bed is inherently unique, featuring the natural imperfections of handcrafted, repurposed wood. No MDF or Veneers. Natural walnut coloring boasts unique wood grains and knots. Subtle color variances are to be expected and celebrated. Bottom of legs include pre-applied cork-padded bottoms for floor protection and extra cushion.

So yeah, no MDF, no veneers, only "walnut coloring," whatever that means. What wood do you actually think they are using?

Some of it looks like actual walnut, but some pictures look like it is shorter lengths finger jointed? If it were actual walnut, I am sure they would say it was solid walnut. It's probably rubberwood or meranti or something.

yeah the description says "No MDF or Veneers. Natural walnut coloring boasts unique wood grains and knots" so I think they just used stain on some other wood

I also told them that for the headboard, if they are expecting to use that to lie against they will probably find it's not very comfortable. I know with my nook bed I use pillows for supporting when I'm sitting up anyway.

for comparison I suggested

https://www.dwr.com/bedroom-beds/miro-bed/2517925.html?lang=en_US

solid oak or walnut platform and legs, slats are solid ash

(picking out stuff when it's not your money being spent is really fun!)

It’s buried somewhere on the site, but they state that they use rubberwood.

I personally don’t find the price to be that egregious. But the joinery chosen really excels at being taken apart and put back together, which isn’t a major concern for new homeowners.

Also, the headboard apparently doesn’t really attach to the frame. It just kind of sits between the mattress and the wall. That fact killed any interest I had in the frame.

good point about the headboard, I'll let her know

I don't find the price to be egregious either - when I saw it I knew something was not as it seems (in this case the "walnut" only referring to some sort of stain, and now as you mention the headboard thing). A good queen size bed should probably be at least 1500+.

the floyd bed https://floydhome.com/products/the-floyd-platform-bed also looks nice, although it solves the same problem of frequent moving that the thuma does which new homeowners aren’t likely to have. also doesn’t allow for ventilation underneath the mattress which i’ve read can lead to mold or mildew issues. I’d strongly prefer birch ply or walnut veneer over stained rubberwood, though.

I assume that MDF with a veneer vs. just the plain rubberwood will be more structurally sound? Kaiser? I did read that veneers add stability.

I told her that bed is kind of in this weird gray zone between Ikea and something really nice.

Another question: has anyone seen REALLY narrow nightstands, like 15"? They are looking for that size, I assume because they want to use this downstairs area as the bedroom instead of the actual bedroom, and 15" on each side is all they have after accounting for the width of a queen bed.

The narrowest I have seen is 18".

I had a vintage one for a while and found it comfortable. The armrests aren’t the best for leaning or resting your elbows while typing since they aren’t padded (it’s just enameled metal I think), and it doesn’t have side padding, so it depends on how you will be using it/if it’s just for occasional light work or if it’s for all day every day computer/work from home. Adjusting your workstation height and the seat height to fit your personal posture/height can go a long way. It may not be as fine tuned as modern adjustable ergonomic chairs, but the polloks are baller chairs.

I'm really excited! It's such a cool looking chair.

good point thanks, I took a look and found... one

https://www.roomandboard.com/catalog/living/end-tables/berkeley-end-table

but because it's meant to be next to a sofa, it's deeper than most nightstands (30" vs. like 18"), so it might be awkward to use next to a bed - you'd have to kind of slide down to access the drawer.

It looks sweet. I’m curious, on these chairs there’s usually a polished metal rail that goes all around the plastic shell that the upholstery is connected to with an extruded plastic insert. Is the rail painted black on this one? and does it have a production date?

I’ve been using a steelcase chair from this era as my work chair, which I’ve always thought of as a cheaper version of knoll, and I have wanted to upgrade back to the pollock chair once I move into a place where my office isn’t also the kitchen.

This rail is all black like my lil goth self. I got this one from a guy the specializes in HM and Knoll in NYC.

Quick google looks like the original 1960s version had the black rim. Here's a site that has a few https://www.thegoodmod.com/products/knoll-pollock-executive-chair

The newer ones are easier to adjust. I have to get under with a screw driver but it still has a 3 way tilt.

For sure - the few blocks right beside the park have multiple $1-2M homes, while a few blocks further homes of the same size are 1/2 to 1/3 that. We also didn’t grasp just how large the house is; I was surprised to see that it’s over 11K sqft. Still, prices in Denver are outrageous right now. I think June was the first month ever where the average home sal price topped $600K.

Also, fun fact - Cheesman Park was a cemetery up until about 12 years prior to the construction of that house! :eng101:

My wife and I have this bed in king size, and it's pretty awesome. Granted we were coming from a cheapy metal queen size bed, but we've been really impressed so far with the way it assembles and how sturdy and silent it is. The rolling slats are felt lined and everything fits together really well. The headboard does not attach as mentioned but it also doesn't move once wedged in. Depending on the thickness of the mattress and pillows the amount of headboard that sticks up may also be somewhat minimal.

actionjackson
Jan 12, 2003

I think what I really don't like about it is if you just look at the product page, you have to really look at the details to find out that a) there is no actual walnut of any kind, and b) the headboard doesn't attach (which is bizarre). I only knew to look because I knew the price point was too low.

Also the statement "No MDF or veneers" reads as if those are inferior to what they are selling.

Lastly I'm skeptical of an average rating of 4.9/5 on any product with a huge number of reviews. They don't even display the distribution of the review scores, nor show any of the critical reviews that may be helpful to a prospective buyer.

You definitely can have a bed like this last a long time - I had a cheap as poo poo Ikea fiberboard bed that lasted eight years until I replaced it.

Not that I’ve ever liked how these pieces look, but these expanding foam mirrors/furniture pieces are a meme among instagram influencers, especially LA based, right now. Recently Kanye for some reason constructed a seamless backdrop for a photo shoot entirely out of expanding foam. Again I don’t really like these pieces— but just for some context.

Edit: oh there’s an article on this now. Apparently it’s credited to a Copenhagen designer, not LA. https://www.apartmenttherapy.com/spray-foam-home-decor-trend-36811448?amp=1 Anyway I’m much more into like, gaetano pesce while we’re talking lumpy furniture.

The rest of the block is houses on 1500-3000sf city lots so it does look out of place. Per Zillow that house is the SFH with the largest lot available for sale in Brooklyn (and probably the only one that comes with a barn).
