One time the guests smashed the place up so bad that there were two broken TVs on the curb after the cleaners turned and a drywall repair crew came. Every guest screamed "WOOOOOOO" after midnight. Sometimes they'd leave beer on the curb when they left, but usually it was terrible beer. I did get 3/4 case of PBR once.

They have to reserve a unit like a year in advance and sometimes even then there’s no vacancies. Doesn’t surprise me in the least it’s a hotspot for airbnbs. I always liked the NC side of the mountains more, personally. Way less of a grotesque tourist trap.

I've stayed in all three to go to the Smokies (and oddly enough never went to Dollywood). It takes all of 30 minutes to drive through them all (in the off season). Gatlinburg is restaurants and a river. PF is closest to Dollywood, I think, and is arcades, country gift shops and go karts. I stayed in an air bnb in Colorado springs recently as it was the cheapest option and we were on a work trip with a shoestring budget. It was basically a converted basement under another house which was also an air bnb rented out separately. You could hear literally every footstep from the property above. On the day before we were going to fly out some guy who was renting the property above told us he was going to have a party and then from the sounds of it proceeded to move literally every piece of furniture up there before absolutely blasting out music (the air bnb's both had no party policies but lol). We both hosed off from there to an actual hotel and got our money back from the air bnb landlord, no way could we deal with that after a brutal week and before a 16 hour flight.

I'm a few days late to this post but I underwrote mortgage loans until summer of 2022 and the reason for pushing ARMs is more that people mostly don't want to buy at current fixed rates, and lenders are hurting for volume. It doesn't matter since you bought anyway, but a lot of loan officers have gotten used to potential buyers vanishing into thin air the moment someone shows them current fixed rate options, whereas there's a good amount of people willing to bet that they can get a cheap intro rate and refinance within five years before the adjustable rate gets jacked up. All of the US economy is a stupid inefficient casino anyway, why wouldn't the housing market be the same thing?

Housing prices in east tennessee have been absolutely bonkers due to people moving to the area post 2020. Also I kind of think the pandemic created a renewed interest in outdoor activity. The area is crowded with residents and tourists alike. I get real discouraged looking at houses and seeing a place that sold in 2019 for 350k being listed (and selling) for 700-800k.

I haven’t been able to get more information because dude gets easily spooked if I ask one question deeper. I went to college in Knoxville and I would have never imagined it got that expensive since Asheville is the pricier side of the NC/TN divide.

This is located in one of the most depressed places in America, with a median household income of around $30K. The real estate investors were never going to stop at ruining the cities, they are going to find any and every stone with the slightest bit of blood to be squeezed out of. e: It's not even a flip, they're just taking grandma's house and jacking the price up.
