Eh, mass timber has pretty good structural fire performance. The floor limits used to line up pretty well with the limits of economic wood framing so everyone was happy but we've gotten way better at engineered lumber products and composite systems in the last fifteen years or so. The code committees were moving this way anyway. That being said, this likely is more a win for architects that pricing at this point. Note that mass timber construction is not light framed construction.

The international model building code has allowed for 18-storey mass timber construction for a bit now. They're not building 18-storeys out of stick framing or something. This is not at all similar to even 3 or 4 floor standard wood framed buildings. For example, glulam mass timber supports the entire roof of the Olympic speed-skating oval (although I believe it has some bits of steel in it as well)

it is very possible to make good tall buildings out of wood in Canada, however, my faith in our regulators not being captured by the development industry extends about as far as I could throw a condo tower, so I'm expecting them to maximize investment value by making tiny plywood boxes in the sky with gasoline for insulation

CTV Ottawa put up an article about a new rental building on Chaudiere Island. Out of 140 units 19 of them are affordable starting at $1350. On an island with almost no nearby amenities. Can't wait for the lack of rent control to make those "affordable apartments" rocket up in price after the initial leases end.

Depends how big they are, but probably bachelor's lol. Here "affordable" = 80 percent of market value, which is still about 100% more than rent prices 5 years ago. But the government gives the developer a shitload of money for them. Which is really important.
