The toothy looking panel up high is so you can feed wires down the wall for a wallmount tv. See anything missing? Appliances look great. Got our plumbing, electrical, gas, and fire department approvals. Today is the air seal test. Tomorrow final inspections. Grass & Driveway are supposed to be happening over the next three days as well, but we had a lot of rain yesterday so we'll see if it's too muddy. Builder sent me a bill today which is super-annoying since there will probably be another one next week and I have to pay $500 for each bank inspection. Trying to get him to take a lesser amount I could pay out of pocket until then. Movers are scheduled for next Thursday.

Popped over to go over the list of stuff left and hand over another big chunk of money. He was on top of pretty much everything. Shower door is being measured tomorrow. Couldn't do lawn today, too wet. The fan in the bathroom that stays on... is supposed to stay on. It goes down to 1/3 speed and is apparently some newish code. Anyone ever hear of that?

Just sent off an email to the builder with the list of stuff to finish, for your enjoyment: The left AC condenser doesn't turn on. Kitchen sink isn't working (maybe there's a valve I didn't see?) There's a hole in the wall in the playroom behind the door. Looks like the light switch got moved and never patched. Are the kitchen outlets supposed to have green instead of red lights? (maybe that's normal?) I got the new faucet in to replace the leaking one upstairs Would it be possible to put some shelves in the upstairs bathroom next to the shower in that weird space? There is no way I'd get those angles right. The master shower only has 2 shelves instead of the three. That's fine the way it is, but let's make sure we only pay for two. There is a missing outlet behind the wood stove (there are box/wires there, just not an outlet) Microwave outlet - Let's go ahead and drill a hole towards the middle, we won't have the unit soon. Looks like the painter was still working since there were a bunch of places being patched, here's a list of a few things besides those: The threshold to the studio isn't stained. The baseboards are pulling away from the wall in a few spots, probably just caulk it up? Paint the attic hatch The boards under the hearth need to be stained. Behind master shower needs painting There's a bunch of paint splatter under the front and back doors. And you know about these already: Grass seeding Shower Door Driveway Paving Broken basement window (I didn't look, maybe it was done) Broken front hall light Master bedroom TV conduit

Got a driveway. Still need a curb, but that's going in tomorrow. Building inspector gave his final sign-off, so we can move in on Thursday. A lot of that punch list from the other day is still to do.

Been a busy 5 days. The pre-move walkthrough: https://vimeo.com/222347557 Moving day was interesting. 8 Movers show up and get all our stuff onto trucks in a couple hours. We get to the new house, start going down the driveway, and realize the trucks are too heavy on the new asphalt and can't drive them down. Moving company gets 4 more dudes over and they walk everything from the street. You can also see the lawn seeded & hayed there. Been having a real hot & wet week, haven't had to water yet, should have grass soon. We've had a frequent visitor Turns out a new house has a ton of little projects. Closet storage, shelves in laundry room, hanging hooks, etc. That and unpacking have kept me very busy. We had a very heavy rain last night, so I was able to see how drainage works with our driveway. It was a lake. Maybe 4 inches deep. Nothing in the garage, which was good. I waded out and figured out the problem. There was a lip of weedcloth under the gravel that was acting like a dam. I dug out some gravel, laid the weedcloth flat, and it drained pretty well after that. I'll have to do it proper when it's not under water. After that, I think we're more or less done. For selling the old house, I needed a smoke detector certificate. Turns out the previous owners hadn't done the system to code. Luckily, the inspector was willing to accept me putting in wireless detectors in the old half. First Alert has these nifty units that are battery operated, but all interconnected. They also have a wired unit that acts as a bridge to tie the wireless and wired systems together. Couple hundred dollars to replace 7 detectors.

Was supposed to receive the last payment from the bank today. Bank @ 10am: Lol, Forgot to ask. Send us the occupancy permit and proof of insurance paid for a year. Problems there. 1. Builder is holding permit ransom until last check 2. I only paid for a month of insurance since cashflow is loving tight without this $180k they owe me. 3. I'm on a business trip ok, no problem. Call builder, get him to send over a pic of the permit. Call insurance lady and convince her to take payment over phone. Send everything to bank within like a half hour. 3 hours later Bank: Can you send a better copy of the permit that contains the entire document. WTF. The pic was perfectly readable and only missed a sliver of blank space at the bottom. gently caress you.

Shower door went in today They're coming back tomorrow to clean up some of the caulking, but looks pretty great. Since I last wrote we got the last bank check and paid off the builder. Landscaper comes next week.

Radon test came back. 40pCi/L EPA Recommendation: 4pCi/L Luckily the builder installed all the piping, just need to add the fan unit. Hopefully that fixes it.

(the pink line) I'm thinking of cutting into that curb and draining some of that water down my lawn to the right, but I need to be careful about not eating away the hill because there is sewer, water, and electrical lines buried. At the bottom (seen in the video) I'm thinking of taking the rocks down level with the driveway so it doesn't pool up so much. The real problem happens when we get 6" of water that bursts through the rocks and drags them away. I think we would have been ok if we hadn't collected half a storm of rain before quickly draining it.

Walkways & landscaping are in. Along the driveway are 14 cleavland pears, which don't fruit but look amazing in spring & fall. When they get to full size, they should come just short of touching, should give a really nice look. In the front are 4 fruiting apple and 2 fruiting pear. At some point we will plant some shrubs & stuff between the trees to make it look nice. In the fall, we're splitting and stealing hostas from both of our parents for along the outside of the front walkway. Not sure what's going in the mulched beds yet. Before the front walk, visitors who haven't been here tended to walk through the garage to the door. After it was put in, everyone is using it to the front door which is real nice. For the water problem, a drain got put in next to the driveway at the bottom and it handled 2" of rain in an hour just fine shortly after being put in. We re-graded the top to divert half the street water away, but haven't had a storm since doing that to see how it worked. I guess this is the end of the project, hope you enjoyed following along.

So we are looking at 9 weeks just to find out if the property split is approved. We designed and built our own house 10 years ago, as in grab a hammer and a box of nails babe, and can't wait to do it again.
