In terms of ROI no buyer is going to pay what you paid for a mold farm, OP. This is a sunk cost. Also in those pics you posted most of them share one thing: plenty of natural light. Helps keep mold in check. You boarded up a window and now have less natural light than you started with. JK your plans are perfect, please proceed. This thread owns.

Facebook Aunt posted:Okay, if the rocks are necessary, I think I've got a mold-free solution. Lower the floor even more, then put in the rocks, then put in enough water to completely cover the rocks, then add a pond filter to agitate and clean the water. No mold. Maybe some algae, but I think the room is dark enough with that one window walled up that it shouldn't be a problem. Then, since you've got the rocks and the water and the filter and everything, go ahead and add some fish. Just make a shaft all the way down to the crawl space. Full fish tank. Obviously the tub will just float at the top. Load bearing fish tank. You're welcome.

Baronjutter posted:I guess I can't understand people who view a bathrroom as a place to hang out or spend time. I'm in and out of there as fast as I can to poo poo or piss or clean the filth off my body, it's a utilitarian room serving mostly gross functions. Sometimes if I've got some real sore muscles I'll sit in a nice hot bath for a little extra time, but I'm still there to get clean and get out. Setting up snacks and poo poo in the tub? That's gross and weird, the bathroom is not for eating, it's for the opposite in fact. Yep, and that's why you put your reno money in to the kitchen if you want to at least break even. There's must less subject to taste in that room and it gets used constantly. Bathrooms are what you reno when you have money to piss away or you intend to stay in your house for another 10 years so you "get your money back" through use.

bEatmstrJ posted:Lets not forget that I'm remodeling the WHOLE bathroom, not just a bathtub. Since were being fair, don't forget to divide the cost over every shower I take as well (which is every day, before you go assuming I'm a filthy basement dweller). I'm not particularly fond of baths that don't involve random girls, but it is intended to be a, albeit expensive, focal point of the bathroom. You didn't compromise the structural integrity of your house for a new shower and new counters though. And neither of those things are the most expensive addition. You're not adding value to your home - your bathroom design is poorly-executed and extremely trendy. Super trendy room designs can be okay... Yes, and in addition to that the bathroom design looks like it was trendy 10 years ago. It's trendy for a porn set, but not for what normal people consider trendy. Dunno. Maybe OP is planning on making his money back Airbnb-ing his house out as a weekend porn studio. Look Sir Droids fucked around with this message at 22:25 on May 2, 2017 |

bEatmstrJ posted:There's a good chance I would have not compromised my floor joists knowing what I know now. But the damage has been done and the cost to fix it is essentially the same as it is to continue with my original plan. I may not use my tub much, but I also don't remodel things as a bachelor. My closet was designed with a woman in mind, despite not being married. Likewise, my bathroom is designed with a woman in mind. It will have a powder room that will be completely useless to me, but is the kind of thing a woman would look at and say, OMG I want this. In the same vein, if a woman sees a nice inviting looking bathtub they are going to swoon. And since woman play an unfair role in the home-buying process, a woman who falls in love with my bathroom is going to help me sell my home (someday). You may not like the design, but I assure the finished product will exceed your expectations. You don't know many women, do you?

Going to take this opportunity to ask for advice on my own possible bathroom renovation that I will be not doing myself. I'll try to edit in or post pics later, but here's the summary. House was built in 1994. All one level except for a bonus room over the garage. I'm pretty sure everything but the fixtures, tile, and toilet are original. The cabinets are BUILDER-GRADE, dark cheap wood. They're also short. Most newer bathrooms I see now have taller bathroom counters so the sink sits up higher. The floor is travertine, but it probably wasn't put in well. It has several cracked tiles. The shower/tub is an insert with a small slit window above it (only window in the bathroom). The insert is wedged in between his and her closets. Pooper is in a little alcove by itself. Basically a water closet without a door. Here's what I want to change in order of priority, but most of the changes can't be mutually exclusive: 1. Replace insert with a garden tub (Wife requested, OP!). Not 100% sure it would fit in that space, but I think it's likely. Purpose for renovating at all falls apart if we can't get a bigger tub. 2. Replace counters and cabinets, which creates some additional tasks 2a. Move mirror and light fixture right above mirror up. 2b. Some plumbing needed. 3. Unfortunately all of this is probably going to make replacing the travertine if not necessary, then highly advisable. 4. If I re-tile, then the toilet needs to get resettled or replaced. 5. And here's the big quality of life upgrade: Replace the slit window above the tub with a real, bigger window. Tile up the walls to meet the window. We plan on staying here at least another 5 yrs. This will be for enjoyment, not resale value. Anybody have a guesstimate about the final price tag for this? The tub itself probably costs about $750 minimum, not counting install. I figure re-tiling is $1000 minimum (materials and labor combined). Cost and install on counters, $1k minimum. No idea about the window and minor plumbing/electrical work. Over $5k total is where I start to lose interest in doing it.
