I'm selling my home in Colorado, which I've had for about five years so this housing market poo poo has been really interesting. Homes in my area north of Denver have been in notoriously high demand, particularly starting around 2014, and values have appreciated really quickly. But then the local market here hit the brakes in August, and it's really spiraled after the interest rates went up. All of the homes on the market in my neighborhood are way overpriced for what they are, which I think indicates that some of this is based on unrealistic greed on the part of most sellers.

Part of me wonders if younger homeowners who don't remember the days of 10+% interest on a mortgage are more likely to hunker down than older homeowners who may remember those days and not fret about it as much. I don't think prices are going to take a huge dive in places like this, simply because demand still (more or less) outstrips supply, but I think that the absurd expectations of would-be sellers are going to be dialed back.

Well the 10+% interest rates on home mortgages were a big red flag to being with. Interest on credit is intrinsically tied to risk. The 80's and 90's were a weird case where there was suddenly very little risk, but creditors needed to keep up their profit numbers. So in creeps up overselling homes at higher interest rates. Then selling homes at even higher interest rates to people who could barely afford them. Now you're making risky loans so you've gotta raise rates to keep the actuaries happy. Paying 4-5% interest on stable assets like houses is reasonable, paying 14% in the late/post-cold war is a nice :thunk:

And then a whole lot of things happened as rates came down and they kept trying to sell big loans to people who still couldn't afford them even at normal interest rates.

A proper correction would drop home prices into the 20% of annual post-tax income range for most Americans.

Maybe that happened. Maybe that didn't. But Trump isn't talking about any of the three people who's names were in the news with credible allegations.

Putting elections in terms of probabilities isn't really good in the long term anyway. There is no chance involved in elections, its entirely decision based. Yeah you can use statistical methods on the data but it gives you a false sense of how the results are derived.

Ignore polls, canvas harder.

Yeah it's incredibly hard to get accurate polling these days. NYT did a live tracker where they listed who they were calling (demographically speaking) and their success rate last week. They called 24k numbers and got 324 responses from 18-34s.

Like legit there has to be *something* new invented to accurately poll people otherwise in maybe a decade polls will just straight up go extinct, rather than just be increasingly inaccurate.

So theres a good chance Connecticut is going the way of Massachusetts and electing a Republican Governor over a very liberal state. The night is early and our election infrasturcuture is terrible but with 40% reporting the Republicans have a 4% lead. Dan Malloy was in fact one of the worst succdems ever but its still indicative of how terrible a campaign his democratic replacement ran.

Also the independent candidate taking 4% of the vote.

In a just world I wouldn't consider bodies of water to be interruptions. If some good algorithm grouped both sides of a river, or hell, even something as separated as Hampton Roads + Virginia Beach, fine. As long as the map is done mathematically and comes out seeming reasonably fairly divided.

My favorite is where you put nodes at the local population maxima and use a graph algorithm that flows down roads weighting major roads and locally known regions to clump equivalent numbers of voters. But I'm sure someone who actually knows this poo poo will tell me why thats a terrible algorithm and there are better ones that I haven't heard of.

There is never a explanation, somehow they think the US can burn itself to the ground and rise from the ashes in a vacuum.

Life during the collapse of an empire is never peaches and what follows is usually just as bad or worse.

Its more that the US burning down intrinsically implies a whole lot of global destabilization that may hopefully kill off a small fraction of the rich assholes that caused the catastrophe in the first place.
