Many of those "empty houses" are in places people don't want to live (dead/dying towns). The rest is on the market, with the seller/leaser thinking they can hold out for someone who will pay their price. Right now, vacancies are so low they're almost always right. By constructing new and better housing options, those greedy fucks are stuck either pissing money away on the unoccupied property or lowering their prices to pull in those that might go elsewhere.

The state absolutely should be actively building/managing homes in places where the market is loving over all but the rich (and not just subsidizing private entities to do so). Hell, could even build "market rate" homes and use the profit toward more/better affordable options.

The reason these state projects failed in the past wasn't that the idea was inherently bad, but that the implementation ended up being "let's concentrate these poor minorities in a small area away from the rich and without meaningful economic opportunity." Affordable housing needs to be put where people want to live and work and that means not segregating it away. That means smashing the anti-neighbor NIMBYism that pervades even self-styled progressive areas.

Here's a Toronto neighborhood opposing 64-units of affordable housing because the parking lot it would replace is "the hub of the community" and "this isn't the kind of neighborhood for affordable housing":

I think that a mandatory sale/confiscation of large multi-unit buildings from landlords and turning them all into co-ops/condos owned by individual residents is something that should happen at some point, either that or public ownership if necessary. IMO the only “landlording” that should be allowed are owner occupied duplexes/triplexes. In an ideal world nobody should otherwise be owning property solely for investment purposes.

They don't work jobs that earn 150k, mostly.

If you're in a job that earns that much you don't have your kids at home or in any place where they can interfere with your job. Because any interruption to availability or capacity to do that highly paid job isn't acceptable.

I somehow got a lastish minute vaccine appointment. Today is my Friday so it works perfectly with the 48 hour DQ I get.

I also make about $170k a year before holidays and differentials. It’s a shitload of money. I’ve worked with a ton of people that are “barely scraping by” for whatever reason. They’re clearly doing something wrong but it’s way more common than you think. The amount of people that are legit worried every time there’s an actual government shutdown is pretty insane.

What’s super hosed up is that I don’t feel comfortable spending what you have to spend to get a house where I’m at. I don’t know how people with “normal” incomes do it. I make like 3 times the average household income where I’m at yet the median house price is north of $400k.

I'm looking to buy a house in the next 90 days, likely spending 600-650k. The only way I'm able to do this is because I'm highly paid, in a very stable career field, and oh yeah I'm 100% disabled so my many tens of thousands of loan debt was wiped clean and I don't have to pay property taxes in the state of Virginia ever.

Around here if you're not DINKs you're not buying a house.

Are you somehow under the impression that people who work retail can just take their kids to work with them?

What loving job at any level in TYOOL 2021 accepts any interruption or capacity decrease. Amazon expects more of their warehouse staff and tracks them far beyond anything I’ve ever put up with in my 100k corporate position

Making my mortgage payment is dead easy for my wife and I, but I will be the first to admit that the only reason we're homeowners today is because my parents helped us out with the down payment. This is the case for several of my friends, not just in DC, but in also in places that don't have high home prices like Connecticut or rural Oregon.

I stupidly sold my house in KC when I moved out here. It was an old house and there were things it was going to need in the next few years that I didn't want to gently caress with from 600 miles away. Now I want to get back to KC and it would be awesome if I still had it for when I do. Prices have gone up quite a bit but they still don't have jack on prices along the front range.

Presumably rather than the luxury of nearby home ownership, they commute or live in apartments or maybe multigenerational homes or some other cost saving measure that is the bog standard norm. Or some of them have houses at expense to other luxuries like travel and IRAs.
