I'm almost a homeowner and man it feels weird. I posted before about the sewer offset issue I found - the initial estimate for the repair was $1800, but when the contractor went back to see exactly where the issue was and saw that it was under the sidewalk they increased it to $5000. The seller's covering everything before closing and I absolutely would've walked if they hadn't agreed to that. Get the sewer scope. $125 up front can save you a lot of money.

The house itself is probably fine. Most of those sewer lines under sidewalks and poo poo are laid well before the houses are even built, and rarely does a builder want to dick with doing utility work like that, so it almost certainly wouldn't have been the builder anyhow. Maybe get a second home inspection if the first didn't seem thorough enough. And follow the guy around, ask questions. If they're not at the house for at least a few hours checking poo poo, you got a lovely inspector. That's about the only reason, and it better be in a high demand neighborhood. And being a landlord sucks rear end, so best be prepared for that. I'd bet the profit margin is garbage also after the mortgage, taxes, HOA fees and rental insurance (and that's more expensive than homeowners insurance). $2k/mo for a 1200 sq box rental!

I used to own a condo. This is all 100% true. Retard neighbors and HOA fees makes it essentially indistinguishable from renting. The place I lived at had a literal 10 year waiting list to get a garage.

I believe there is a grievous error on my wifes W2. Wages and earnings was 15,000*, but state taxes for TN* says 10,000* and only 32.00 in taxes were withheld. This is causing our joint return to go from 1,780* to 300*. I think this is because the info in the state tax info is wrong, so I need to have my wife contact her employer about getting an amended W2. *changed because I can't have you all knowing how poor we are!

Hence the asterisk. We've never lived in TN. Box 1 on the W2 says income was 11k, federal taxes withheld is 300. Box 16 lists state wages as 10k and 32.00 held in state taxes. That has to be what is causing our joint return to lose 1440 bucks. I can't fathom why my wife would owe our previous state over 1,400 in taxes. There has to be something wrong on the W2 she was given.

Initially I was scheduled to do it in house which would have meant two trips to gainesville for the procedure. I emailed them and asked if I could do the pre-op bloodwork done locally. They said no, but asked if I'd like to see someone local. I told them yes so they booked my appointment out far enough to trigger the choice program. Got it done by one of the best urology places around. VA covered 100%.
