NO MERCY, ONLY PAIN :black101:
Anyone have any experience going through checkatrade's complaints procedure?

I've had some cowboy builders do some godawful work on my house although being naive and an imbecile, a loving moron, I've paid them. It's only when I had another builder come round was i made aware of the truely awful state of things. I've contacted the builder and he's admitted that his work is shite and agreed to come back and make it right, however I do not have confidence in his ability to carry out the work properly and I'd rather just get my money back and pay someone else to do it. He's not as enthusiastic about giving me a refund.

Anyone have any experience dealing with cowboy builders?

I'm going to start renting a flat in a couple of months, and I'm kinda rusty on the subject of my rights. I'll be heading down to the CAB today but I wanted to ask here as well if I could.

I'm moving in 5 days before the end of July, about a month after the last tenant clears out, and the landlady initially said that was fine and would give her the opportunity to do some maintenance. In a later email she said I'll only be liable for bills from the date I move in, but she wants rent for the whole of July. I'll be paying August just a week later, and with the deposit as well I'll be out over £1200 pretty much all at once. (I know that's not much to some of you, but it's a lot to me)

I haven't yet signed anything, and won't have done until a few days before I move in. What scope do I have for talking her down to accepting the equivalent of 1 week's rent for July? I assume that before I sign the answer is "none whatsoever" and after it would depend on the wording of the contract?

Write a polite email to the landlady proposing that you pay rent only for the time after your move-in date, as is standard for the rental market

I provided data on the fact that they specifically have a system to provide you an excuse when the trains are late which, you know, is kind of a sign that it happens.
A brief google to try to provide some hard evidence only had Japanese people gloating about how punctual they are as a race, or translated comments from foreigners talking about how amazing Japanese trains are, along with a few comments along the lines of "well the bullet trains are all punctual but they have special lines, normal trains are different"

I don't think anyone is saying that no trains are ever late in Japan.

The problem is you were using it to support your point when it doesn't necessarily do so. This system could be in place due to trains in Japan being worse as you claim or it could be down there cultural differences and the way Japan handles expectations of being late and reporting to work.

To find out you need to look at the data, not use anecdotes or make unsupported assumptions.

I expect a report showing the percentage of trains delayed, the average amount of time a delayed train is late by and a figure for the proportion of people effected on my desk first thing in the morning.

In Polish the word translates as "king's bread".
