Five open houses today. So many good things about the houses we looked at and just as many negatives. We're really hoping the original owners turn their thinking around because it's still our near perfect home.

Are prices in your area generally rising? Is 6k new jobs going to create a significant bump in your market? How long do you plan to stay and do you think the new jobs will stay for longer than that?

Yes. It is a solid sellers market. There are currently approximately 3 buyers for every home on the market. We've seen over a dozen homes hit the market and sell before we can even set up a time to view them. We're looking for a home to stay in long term as neither of our jobs will cause us to relocate and most of these jobs are almost certainly permanent.

I moved this spring and got 30% over asking in a 5 way bidding war. Demand for starter homes is insane right now, driven by a lack of any being built for the last 30 years.

The check engine light on my accord is flashing when I go over 3500 RPM. I'm worried and I can get the code to post on my lovely OBD 2 reader.

I just put some money into it replacing a caliper too because I didn't want to have to bleed it myself and didn't really have the time.

I think it might be on its last legs?

What's the best civic to get with a budget of $5k

You probably have a misfire code(s) - that's typically the only time the CEL flashes.

Yeah I thought I fixed the misfire issue I was having with the car. I replaced the plugs and wires to get it to pass emissions and the misfire codes went away but they just came back and it has me concerned.

In that case, it seems like you should buy a house soon as they'll only continue to appreciate and it sounds like you're in a position to buy. Maybe even push your envelope a little bit to get something nicer depending on how hot your market is.

That's why we accelerated our plans to buy. Every indicator says it's just going to get worse.

But I'm really getting discouraged by what's available. We looked at a really solid house today. Everything in the listing was great and we opened the door and the loving cigarette smoke punched me in the goddamned face. The house was totally ruined because you could not escape the odor and having worked briefly in rentals and having a wife in that industry for 5 years, we know it's impossible to get the smell out.

We also looked at an older home with so much character but it was just too small and not adaptable to our needs. We have one more on our radar for this week but it's been on the market too long so it probably has a million problems.

Not at this level. Trying to strip 10 years of smoke out of every room of a house is very difficult. Stanley Steamer (dunno if that's a nationwide brand) can't guarantee they can remove the smell and they want 4-6 days for their equipment to run the treatment. And you have to replace the carpeting, there's no way to get the stink out. I know people will say they have done so but I've worked two cleanups and it's pointless if you have an actual sense of smell.

I'm really worried that the third house on our list this week is a smoker home because it should have sold already.

I bought a house that was smoked in by the previous owners from the late 60s through the late 2000s.

Didn't completely get rid of the smell until we sanded the (previously carpet covered) hardwood floors and refinished them, on top of re-drywalling about 75% of the upstairs and painting over the rest with sealing primer.

Never again :argh:

Pretty much that. CEL will flash when you are doing damage to the emissions control system, as opposed to just something not working. Ususally that's a missfire dumping gas into the cat and killing it.

Yep, ignored a periodic misfire on my 350Z and eventually got a clogged cat, that was a lot of fun.

That being said we’ve only spent around $60,000 on stuff and the house has since grown $110,000 in value so :hellyeah:

Beijing Noodle Number 9 is loving amazing and I make a point in stoping by anytime I am forced to go to Vegas(I loving hate having to go to re:Invent). One of the few reasonably priced places in the Casino and probably one of my favorites, including some of the stupid expensive places I have been.

We only need to go back a few years to know that's not true. Housing most certainly reverses and when it does it reverses hard. Also houses are not assets. They are correctly notes as liabilities. They are being treated as wealth stores when ooooh boy that shouldnt be the case at all.

Sydney is reversing now but that's mostly due to the truly "Are you got to be loving kidding me?" prices for more than a cardboard box. The more it reverses, the more underwater families are getting and those mortgages dont pay for themselves. When the bubble pops with any interest rate hikes it's going to be ugly for a lot of people.
