Actually you're misunderstanding as well. Zillow's failed iBuyer program charged sellers from 1.5% to 9% in fees (average was 7.5%!) on top of a typical lower price compared to the market value. None of this is really anything new. Besides Zillow there have been other groups that have tried this. The challenge is that outside of a subset of cookie cutter homes in a very large market where you have lots of data points to draw from, it's very difficult to determine the perfect price to buy the home, sell it quickly, and make a tidy profit. Generally, this is why you'd want a human person who is familiar with that market and can actually visit the property to determine the price. Everyone wants to disrupt that process with technology but it just hasn't worked yet. Maybe the chess guy has cracked the code or perhaps has just gotten really lucky in one stable market. And since he's not going to be sharing his system anytime soon we don't know how much human input it actually uses.

The one good thing about the US is that its vastness makes for every kind of vacation/destination possible. We got beaches, mountains, deserts, incredible wild life and hiking and a city literally built for fun exclusively, on top of a bunch of other fun places. So yeah, sign me up for only travelling domestically if that means I get all that poo poo in return.

Did you read a different article than me? The linked article said he's a real estate broker and has moneyed clients. It does not say he directly invested, nor that he collected money from his clients to invest, and it compares his performance to that of other real estate brokers in his area. Chess Dude isn't risking his own money, unless the article severely misrepresented his business. He's an agent.

The lifetime gift tax exclusion is $12.06M per person as of 2022. Gifts over $15k in a year have to be reported to the IRS, but they're untaxed until that lifetime exclusion is met. Note that this is tax on the gifter, not the giftee - you never pay tax on gifts you receive.

Weirdly, in 2026, the lifetime exclusion amount will revert back to its pre-2018 level of around $5 million per individual. So, rich people are going to want to gift to their kids/grandkids/etc. right up to the limit before then.

Also of course you can just put however much you want into a trust with your giftee as a beneficiary of the trust and avoid tax even on much larger gifts, so y'know. The gift tax is basically bullshit.

We continue expanding access to firearms then wonder why mass shootings and gun violence continually tick up as if there's not a direct connection between the two. Not sending my kid to school or out in to the world is not an option so I have to figure out a way to do so without giving myself crippling anxiety.
