I've never been to Fayetteville, but Junction City/Ogden Kansas right out of Riley is....something else.

We didn’t write the letter but basically ended up getting our house because the seller found out the other offer was all cash. Seller had grown up in the house which was bought new by her father so she wanted it to stay with a family who’d live there, not a cash flipper.

not sure how much i can tell you that's going to be generally applicable to all coops, though. the unit was much more affordable than any rowhouse or condo unit in dc, but that's also going to mean that it won't appreciate in value as much as another property. which is fine for my wife and i, we just wanted to stay in the neighborhood we've been living in with a bunch of our friends since college and be near enough to where my grandma lives so we can visit her every week. but if your plan includes property values that just go up up up, maybe buying a coop has some drawbacks.

our coop is pretty much paralyzed by one completely psychotic older member, she has enough money to retain a lawyer to send people threatening letters, angrily berates people she doesn't like, writes insane notes full of weird accusations and posts them endlessly by the front door, and swerved at another member of the coop with her car while they were walking through the alley. i'm told that every coop has one kook but ours is really very toxic and it's at the point where the board doesn't want to deal with her abuse so a lot of stuff that we should probably be doing (like raising the coop fees, even by fairly small amounts) just isn't getting done.

if she were to die or move out the situation would improve drastically overnight because everyone else is pretty easy-going, bu in my experience with a 12-unit building it seems like all it takes is one or two people to make an entirely volunteer board composed of people with day jobs and kids resign themselves to just getting by. which isn't great for the building as a whole. but like i said ymmv

The strata for the townhouses I live in just resigned on mass this week after dealing with something similar here. It really doesn’t take many weirdos to just make it untenable.

I will never live any place that needs a board again (which means I get to die here since it isn’t like I can afford a house.)

The units were nice, the buildings meticulously maintained, and the rent (carrying charges) was substantially lower than private apartments in the area.

The tradeoff was that the rules were strictly enforced. It was like living under an especially assertive HOA. I didn't mind, but it really rubbed some of the other younger members the wrong way.
