we did our taxes with turbo tax and it said we owed more than 1k, plus their 150. we took it to a seasonal tax preparer in the strip mall by our house and got it down to 250 bucks that we owe, plus their fee.

this is the first time I’ve ever owed taxes, what the gently caress is this. I’m used getting at least a few thousand.

Does that mean that short of subsidizing landlords (something that won't turn out well for them since the money printer is running out of bandwidth and I don't see the rich sharing with the petty bougoise) or consolidation that there isn't any easy growth left in real estate? Like anything that increases efficiency would be prohibitively difficult for Ceos as they are now to implement, the state seems like it either can't summon up sufficient juice for them, or won't because it's reserved for the real rich, and wages and materials are already optimized to the point I imagine that repairs already cut into new home sales.

Don't make this assumption. One of the lessons from the housing crash is that hot markets will swing wildly and most other places will just maintain a slow steady upward pull or plateau for a while. Not saying it won't happen, but it's just as likely that areas with extreme demand just wildly overshot on rents in the same way that housing prices jumped by like 500% in some ridiculous areas.

Honestly for assumptions I do assume I'll live in the same house I've been in since fifth grade since the idea of ever affording living alone or even with a partner seems unreasonable on a long term scale.

san diego income is actually quite bad. I've said before but San Diego is basically Bay Area prices but with 50% of the income. amazing place, absolutely dogshit to live in if you aren't a rich retiree or rich rear end east coast transplant student

and no, housing will probably not fall. it's more valuable to write-off "lost revenue" by having vacant rooms than lowering rent

What I'm saying is that big swings like that are a feature of bigger, higher demand markets, so you won't necessarily see the same thing (even proportionally) happening in other places.

Well I never expected it to fall per se. Given it's one of the basics I'd imagine it'd be pegged to basically as much as they could charge before it bangs up against everything else that people need. If it falls it's probably a bad scenario, with absolute real productivity having taken a hit, and the destruction of the American empire somehow lowering the max house price the American serf can withstand.

If that occurs it's back to flop houses and all that, along with at least twice the current homelessness rate and mass strife. Figure it's just a wind down until my dotage, where I'll probably die fairly early in a shell of a shell of a nation.
