It is just that rent isn't following assumed "supply/demand" expectations as landlords simply refuse to lower rent a lot of this is the assumption that it isn't worth it to "undercut" themselves if they are there to eventually simply flip the property and Portland vacancy rate is increasing despite construction slowing at the same time.

their own data doesn't really back up their conclusions, of the 12 most expensive cities they list have have had growth with boston having a ton. what it shows is that that people are leaving NYC, DC, Bay Area, and LA and going to the cities they have been going to for the past 20 years (south, texas, phoenix) hell a lot of them are probably just people fleeing the expensive areas for "affordable" cities (baltimore, riverside, sac) people still aren't moving to buffalo or that city
