Northwest Arkansas is similar. Think what you will about WalMart, but they have been a huge pillar of the economy here for the past several decades. Home prices in the major cities are rising like crazy and houses are going under contract sometimes within hours of being listed. The wife and I bought a house in a small town 8 miles south of the NWA metro area because it's so much cheaper down here and our commute to work is still only 20 minutes.
Seeing the same thing is East TN right now, most houses selling in under a week at asking price or better. We toured a house less than 48 hours after it hit the market, put in an offer right after the tour (we had walked around and decided we wanted it unless something was really off inside). By the end of that day they had four other tours and two other offers, luckily we put in a pretty aggressive offer and they took it. It needs some updates (kitchen/baths) and maintenance (deck/floors) but the price was right and the location is both amazing and ideal commute for both of us. Inspection tomorrow then hopefully closing at the end of the month.

House chat: when I called a mortgage company to see if they could compete with my credit union the guy was surprised how low of a price range we were shopping. He didn't take long to try recommending we shop in the 3x or more salary range at which point I nicely hung up on him. At our max limit we would be able to afford it if one of us lost our jobs, with both of us working and having good jobs it'll leave plenty left over for vacations and race cars.

Add something to your search string to pull crap like that out. Most of my craigslist alerts have things like "-smg -automatic -paddle". Sure occasionally it'll filter out something incorrectly but it cuts down on how many ads you open only to be disappointed.

You all should know that incase poo poo goes awry we do have an exit strategy planned. We know what we're getting into.
Now that it's official, here's the official congrats. If your pig of a truck wasn't on the other side of the country I'd buy it as a tow rig. Don't think we have enough trucks going out that way anymore to smuggle it back either. I need to start clearing out my two sheds of 'junk' so we have less poo poo to move. Tons of E21/E30/VW parts that I'll probably never use and aren't worth trying to sell. My brother hauled off a truck load of wheels and tires (mostly his) yesterday but still has a full load of his E30 parts stash. E21/E30 stuff not worth selling is going on relevant facebook groups for free and whoever shows up first to take it away gets it.

Also have to figure out the best way to get rid of a ton of R/C poo poo I haven't touched in years. Several helicopters, planes, cars/trucks along with enough spare engines and miscellaneous parts to last someone a while. Really don't want to sell things piece by piece so I'll probably end up selling it as one big lot for cheap-ish.

Looks pretty clean. I suspect the headlight vacuum system has a leak based on the lights being up. S4s are probably the least sought, but that is a good price for a 1 owner at that mileage. They are not super complicated but can be finicky and parts can be hard to come by.

E: Also does everyone else hate BAT listings now? Terribly written and all sorts of fluff and poo poo which is usually about Seller says their previous owner/the person they bought it from did/said this blah blah - So most of the time it's just some flipper chucking stuff up on BAT for their "investment". That's annoying in itself the fact but the main point is i) person who did the work or looked after it isn't selling it, ii)terrible writing - maybe because of that.
From kimbo's thread the listings are all pretty much the same because BAT writers are the ones doing it. If I remember right he wasn't really happy with the listing because it focused on crap that wasn't a huge deal while ignoring some important things that may have helped it sell higher. Honestly it seems like the auctions are declining in quality and it's the same poo poo every time for the most part but that's just IMO

House closing quickly approaching, need to get a few quotes for putting in flooring but also wondering if I should just do it myself. Going 'luxury' vinyl which seems easy as hell to install but I've never done it and obviously don't want to mess it up. May just go with the Home Depot contractors since we'll get the military discount and from when we got a fence quote they were competitive.

Depends if you want to compete online, if so iRacing otherwise Assetto Corsa. Or if you want the best rally game get Dirt Rally (NOT dirt 1/2/3/4/etc). Controller of choice is steering wheel with pedals bolted to a cheap stand while sitting in a spare car seat.
